The 2nd floor of a house on cross streets: 13th/14th avenue, 73rd street. A well-known event in this neighborhood is the Dyker Heights Christmas Lights. This neighborhood is very quiet, so if you are a quiet person and home is your sanctuary/resting place, check out this room!

• 73rd Street, 13th and 14th Ave
• Quiet one-way street
• Spacious private balcony for sunbathing
• Walking distance to supermarkets, food places, laundromats, convenient stores, hair & nail salons, playground, parks, library, bus stations, train stations (D train)
• Golf course, soccer field, tennis courts, and handball courts within a 1-mile distance
• Half-priced 5G internet service (split among 3 tenants = $14.17 per person)
• Central + individual air conditioners in each room
• Central heat
• 24/7 CCTV cameras

Non-negotiable terms:

• A $30 application fee - which includes credit and background check
• Required income verification - W2 from the recent 2 years and bank statements
• The lease and roommate agreement will be notarized (the total is $24 but the other half is covered by the landlord, so you only pay $12)
• Looking for tenants who are communicative and respectful, as the common areas are shared (kitchen, living room, and private balcony) - a formal roommate agreement will be written to ensure that everyone can contribute
• Responsible for utilities, i. e., hot water, electricity, and gas (Split among 3 tenants)
• No pets
• No large gym equipment/instruments
• No smoking or vaping or recreational drugs
• No grilling or clothes hanging on the private balcony
• Must maintain property as-is, meaning no permanent alterations (such as drilling)
• Upon signing the lease, will require the first month’s rent + security deposit of one month’s rent
