I am currently seeking a roommate to share a charming two-bedroom apartment in a desirable Culver City neighborhood. Situated in a gated fourplex, this ground-level unit boasts ample natural light, hardwood floors, ceiling fans, and a tranquil atmosphere. As the sole tenant, I am looking for a responsible individual to join me in creating a comfortable, clean, family oriented, and respectful living environment.

The available room is spacious and includes two windows, a generous closet, and optional furnishings. We will share access to the kitchen, living room, bathroom, washer/dryer, and a beautifully landscaped gated front yard.

Looking for a Roommate - No Subleasing: I want to be upfront and transparent about sharing the apartment with my roommate. I am not subleasing, so there’s no need to worry about hiding from the neighbors or the landlord. I am handling this transaction with complete INTEGRITY AND TRANSPARENCY for all parties involved. Neither I nor my landlord will be making any profit from the rent of my roommate. I am looking for a win-win situation with integrity as a baseline.

Rent Details:

  • Monthly Rent: $1250 (utilities included)
  • Security Deposit: $1250
  • Month-to-Month Lease Agreement with the Landlord (No cashier checks or money orders accepted)
  • Standard Rental Application Process Applies

Landlord Requirements (Non-Negotiable):

  • Steady job with a monthly income of at least $3500 (or additional deposit required)
  • Proof of residency
  • Credit score of 700+ (or additional deposit required) and background check
  • Personal/work references

My Requirements:

  • Clean, health-conscious, considerate, and respectful individual
  • Maintain cleanliness in shared spaces
  • No drama; prioritizing good mental health
  • No to: pets, parties, addictions, vaping, drugs (including marijuana), smoking, or excessive drinking
  • No sleepovers/overnight guests (except for parents-/might consider other guests)

To ensure a suitable match, and exclude scammers, I have implemented a screening process:

  1. Contact me stating that you: “Meet All the Requirements” and pose any questions
  2. Schedule a virtual meeting (FaceTime/Whatsapp) to explore if we are a supportive fit for each other
  3. Arrange an in-person tour of the apartment and neighborhood
  4. Submit an application if interested (including social media)
  5. I review application with the landlord to move forward with candidate
  6. Background check and application verification by landlord and myself
  7. Sign contract and submit deposit to the landlord
  8. Move in (the landlord, the neighbors, and neighborhood are the best!)
  9. My best reference is my landlord and my previous roommates who are available to answer your questions. I keep a good relationship with them (4) and with all my neighbors after living here for 12+ years. I am happy to answer personal questions in the virtual meeting.
