Charming updated home in nature-oriented neighborhood in Cedar Park, close to North Austin, 25 mins from downtown Austin (20 mins from The Domain), for someone identifying as female or non-binary. Private bedroom (currently furnished, but furniture can be removed) has lots of light with a window and a closet large enough to need 2 sets of doors, and a mostly-private bathroom (will just be shared with occasional guest) with a large tub and marble countertop. Walking distance to parks, nature preserves, swimming pool. Walk to The Bell District when it opens. Convenient to Sprouts, Randalls, etc. Own garage and driveway parking space. Shared spaces are beautiful updated kitchen, new washer/dryer, dining room, living room, backyard, etc. Backyard is natural and has leaves that blow in the wind, and the following have been spotted at various times: fireflies, hawks, woodpeckers, cicadas, swallowtail butterflies, etc. Relatively low EMF friendly (there is Wifi but it’s low EMF, I have a cellphone but it’s not the strongest), mostly nontoxic cleaning products. Must be big-dog friendly, but not have a dog yourself. If you would like your own raised bed for gardening then one will be provided for you (please garden organically). If you would like your own flat-screen in your room then one will be provided for you. Pool in picture is a 5-minute walk from home (pool is not on property). In general preference is given to applicants wishing to lease for longer terms however for good fit shorter terms may be considered. This room is for an adult. Sorry NO substance abuse or alcohol abuse (1-2 glasses of wine with dinner is fine), Not 420-friendly, No smoking or tobacco. No dogs/cats/rabbits (other pets considered on case-by-case basis). Process to rent is:

1. Contact owner
2. Visit the home and see your potential new space
3. Meet with owner for coffee or tea
4. Pass background check (you pay fee)
5. Be selected by owner

You must pay for the background check, but if you are selected for the home then it will be credited back to you against your security deposit. There is a security deposit of $300. You are required to maintain renter’s insurance during your lease.

Only other person living there is owner. Owner is friendly and laid back, and is an herbalist. There is also a friendly dog living there.
