Only looking for a female roommate. sorry no males

I have one room available for rent in a house, in the city of Pomona. Available starting June 1st! Perfect for a student. Rent is $750, with a $750 deposit, month to month. Rent would be due on the 1st of every month, with a $25 fee per day that it is late. Parking would be inside of the gate. The house tends to be pretty quiet. We would share the bathroom and kitchen only. Utilities and wifi are included. Laundry is not included. The property is gated, you would have a parking space. There are outdoor security cameras. I do have one small dog I would need a roommate to be comfortable with. I would take care of her, but I would need someone who isn’t allergic and who doesn’t mind getting sniffed at and barked at during the first week of getting to know you. There is also another dog in the back unit as well. No other pets please. I would need a roommate that pays on time and that is clean. The room is provided with a wardrobe. I do have a white desk and white chair one roommate could use (but this is first come first serve between the other roommate). I expect my roommate to be mindful of everyone in the house, to be mindful of water and electric usage. I would provide all the paper towels and toilet paper, so I would need a roommate to be mindful of that as well. I would do all the main cleaning around the house. There is a wall ac that would be turned on when needed. There will be front outdoor seating that can be used. Landlord is on property in a back unit. In the pictures I put a few pictures of examples on how to arrange furniture(just for inspiration the rooms are not fully furnished). The white wardrobe with the mirror comes with the room, as well as the white chair and white desk.

Looking for a great roommate that pays on time, quiet, clean and respectful of others and property. Who gets a long with my fur baby.
