we have a room potentially opening in our 2nd floor 3 bedroom beach house with street corner balcony on Newport Peninsula 1 block from the sand, right next to Pavilions grocery store, and walking distance to Lido Village and most bars/restaurants in the main Peninsula beach and bay areas

-large unfurnished room(pictured with queen mattress) is about 12’x15’ with large closet and dual windows, sharing a bathroom with the next bedroom

-house is furnished with limited storage space outside of the room; new carpet installed last year

-street parking only, plenty nearby

-house is on the corner of W Balboa Blvd

-short 3min walk to laundromat

-a small trained dog lives in the house, no additional pets allowed

-bills/utilities split usually run about ~$100-$150/person per month (water paid every other month)

-security deposit of $1700 to secure room, month to month no set lease (60-day move out notice), first month rent due at move in

the two of us males residing here are working professionals who generally keep it mellow and calm during the week, go out often on the weekends but may very occasionally host a small late night gathering which can get somewhat noisy, but outside of that would prefer to keep the house low traffic and not many guests excessively
