Welcome! I’m Alfonso Martinez, the homeowner of 11039 Boeger Ct Westchester IL, 60154. I wanted to take a moment to introduce myself and share a little bit about what to expect while living here.
I live on the first floor with my daughter, and we take pride in maintaining a clean, peaceful, and respectful home environment. We also have a one-year-old Cane Corso who is friendly but protective of our family and home. For added security, the house is equipped with a camera system to ensure the safety of everyone living here.
A spacious and furnished one-bedroom in the basement is available for rent starting February 1st. The room is approximately 15x12 and features a full-size bed, a cedar closet (4x4), and freshly painted walls. Rent includes all utilities, high-speed internet, and access to shared spaces.
Prime Location:
Conveniently located near the expressway, CTA, Metra, O’Hare Airport, and major shopping destinations like LaGrange, Oakbrook Mall, and Yorktown Mall.
What’s Included in Your Rent:$1000 a month
• Utilities: All utilities (electricity, water, gas, internet) are included in the rent.
• Furnished Room: Your room is fully furnished with a full-size bed and a cedar closet.
• Shared Spaces (Basement Area):
• Laundry Room
• Bathroom
• Additionally, there is a refrigerator and an electric stove downstairs in the basement for your convenience, where you can prepare meals and store food.
• Each tenant will also have a designated pantry section for storing their food.
• Basement Living Room Area: Fully furnished with recliner couches, a rug, and a 65-inch TV for your enjoyment. This space is shared only with one other tenant who also resides in the basement. The basement rooms are separate and private for each tenant.
• Laundry Facilities: Located in the basement.
• Parking Space: A designated parking space is available for you.
Note: The living room and bathroom on the first floor are for my family’s use only and are not part of the shared spaces.
House Rules and Expectations:
1. No Smoking or Vaping: Smoking and vaping are not allowed anywhere inside or outside the property.
2. No Pets: While we have a Cane Corso, we do not allow additional pets in the home.
3. Noise Levels: Please be mindful of noise, especially during late hours, as this is a family home.
4. Cleanliness:
• Keep shared spaces tidy after use (e.g., kitchen, basement living room, and bathroom).
• Dispose of trash properly and do not leave items in shared areas.
5. Guests:
• Occasional guests are allowed but must be discussed with me in advance.
• Overnight guests are not permitted without prior approval.
6. Safety:
• Always lock the doors when entering or leaving the home.
• The property is monitored by cameras to ensure the safety of everyone living here.
Communication:
I am looking for a tenant who has a stable job and reliable income. Everyone in the household works, and I expect the same from any tenant living here. People who stay home most of the time tend to use more electricity and water, which increases household expenses. I want to ensure that these costs remain manageable for everyone and avoid raising rent in the future.
