Jessica's room

This room has a private entrance. It has a bedroom, private hallway that is extra large and could be used as a 2nd room or office. There is a walk through closet and private bath. Plenty of storage. Private sliding glass door to the backyard with a key. The hallway/room is off the kitchen on the opposite side of the other rooms.

Because of my child I have a few rules. No smoking of any kind. No drugs. No parties. No overnight guests. No criminal record. Must have a background check.

This is a month to month lease. 30 day notice is required. Notice needs to be given on the 1st of the month and end at the end of the month.

You are welcome to share the kitchen and my dishes, pots and pans, cookie sheets, air fryer, etc. I just ask that you clean up after yourself. You have use of the washer and dryer of course. I just ask that use supply your own detergent and dryer sheets. The backyard is directly off your room. Enjoy it! Pick as many oranges off the tree as you can!

Rent includes room, water, garbage, electricity, gas, internet, use of washer and dryer, use of kitchen, living room, and backyard.

I am a single mom to an 11 year old. I have 2 small dogs so no other animals. The rent is for 1 person. If adding child/children it will increase. Great neighborhood. Close to food, shops, schools, and parks! Walking distance to The Farmers Market and food, shopping, parks.

Ripon is just the best little town. Close to everything you need but small town care about each other mentality.
