Reagan's room

Owned by a rental company, not me, which requires a background check and a lease. The house is close to Hardscrabble, Clemson/Killian Rd, i77, two notch road, and Sandhills. There are a good number of restaurants and activities nearby. I’m offering a private room with lock, jointly shared office area (with office bathroom), kitchen, laundry room, dining area, living room, and garage. The garage only fits one car, and so does the driveway, but there is street parking available. The common areas are generally furnished, you would just need to provide your own room items and any office items you want. The leasing company handles maintenance and have been prompt and competent in the past. The house is fully standalone, so there is a decent lawn, but there is no fence. We have our own garbage bin and recycling bin. There’s a bit of a porch on the front and also a bit of a sun room on the back that has netting to keep out bugs. The neighbors are nice and it’s not bad to walk around the neighborhood, though there aren’t sidewalks. The room picture is the specific room being vacated, and the full layout of the house is included. If a better division of the house works out (the main bedroom is an office right now, which is not a requirement, but I will need an office area). The rent listed is assuming an even split of the average utility bills each month and rent, though the bills are not included by the rental company. The security deposit is half the cost of one month’s rent (I would be paying the other half). I currently pay all the utility bills, yard maintenance, and pest prevention, so they can all stay in my name.

I’m a 28 year old man and work locally as an engineer on first shift. I need a space for an office area in the house for occasional remote work and gaming/hobby projects. I own one medium sized dog, named Onyx, and that means there is an opening for one cat or dog per lease terms. My dog gets along great with people but has not done well with cats, and I’m allergic to cats, so I’ve listed as no cats. She might also not do well with small dogs as she plays rough (jumping). I’m currently renting this property and the lease term expires in June, when the previous house mate will be leaving. I’ve still got to check with the company that’s renting it out what their expectation is if only one resident is leaving. It’s at least going to be a new lease because they’re signed jointly.

I’m an introvert, artistically inclined, a bit nerdy (i like video games, reading, writing, escape rooms and other assorted things), I am working through some health issues (i.e. migraines), and ideally would like to be on friendly terms with a house mate. I’m up to be actual friends if we get along that well. The house layout is currently set up for shared bathroom for each of the smaller rooms as bedrooms, but I’m willing to accommodate changes. I like quiet nights (starting 9pm) as my job does start pretty early. I’m a trans guy (he/him pronouns) and a house mate would have to be either trans or trans friendly. I’m not a fan of any kind of smoking, nicotine or cannabis, so no smokers please (vapes count as smoking). I don’t drink alcohol, but I don’t mind if you drink responsibly. Edibles are fine by me as long as I don’t have to babysit you. If you have a dog of your own, I’d want to introduce them to Onyx to confirm they’ll get along before finalizing any agreement. I would also like to agree between ourselves what we will expect of each other as house mates before proceeding (bill split, chore split, house set-up, etc). I’m open to determining a different rent split if the housing structure gets re-arranged (for instance the other small bedroom becomes the office so we each have our own bathrooms).
