This is not a sub-lease you will need to be approved to sign onto the lease with me!! The current lease is up in Jan 2025. It’s the room on the left in the image shown. The bathroom IS actually attached to the room with a door in the bedroom to the bathroom. That would be solely your bathroom for you and your guests! My guests use my bathroom only!

You’ll be renting a corner unit room (no shared walls with anyone!!) And a private attached bathroom! Very spacious with great natural light. Washer and dryer in unit. Private parking in a 2 car (the other is my space!), enclosed garage! There’s multiple pools and gyms on the property. Stones throw from shopping and dining and VERY close to moorpark college! Freeway is a couple minutes drive down the road! There are 2 dogs that live here so any applicants fur babies would need to be introduced to my boys beforehand to ensure they get along. My boys stay in my room while I am gone and this would be the preference for other pets as well!

Most of the apartment (outside of your room) is furnished already. But my roommate will be taking the other couch, a small coffee table and I think the entertainment center so there is a need for those! I have a 65in TV with sound bar and sub installed in the living room fyp! I also have my Xbox and several games hooked up to that tv! Feel free to game with or without me lol!

I have internet with pretty much every streaming service you could want. The internet is about 65total per month. Streaming services will be free to you! Water, gas, trash and tenant liability is cheap and paid monthly with the rent (not included), and is about 40 per month

Total move in cost is $2716. Which is the security deposit ($1395) and first month’s rent ($1321). I am flexible on paying the deposit in payments if needed.

I am looking for preferably a female who is work focused. Our lease stipulates this unit is a “two person dwelling” and as such would like to keep it that way. I am open to a discussion of a couple with rent and utilities being split a little differently.

I am a 36f with 2 dogs! So I am open to more pets but they would need have a meet and greet first to ensure compatibility! One is a husky mix and crate trained in my room. The other is a King Charles spaniel who just sleeps, a lot lol. I hardly know he’s there sometimes, such a good dog. Me? I work in Healthcare and am about to start school for my RN. I am very career focused, I don’t party. I don’t smoke weed (not entirely opposed to someone that does, just pleeeeeease not inside), I do have a glass of wine or beer after a long day so alcohol is in the house.

I’m pretty chill and laid back. I don’t cook much at home but there is all the cookware available that you may need (and space for yours too), mainly cause I’m always on the go! I like to come home, chill with the dogs and watch some TV before crashing out for the night - rinse and repeat the next day 😆. I am currently not dating so no one staying over, even if I was it’d only be a night or two a week, which is the standard I’d hope to receive in return. I like my privacy and quiet time and hope to find someone that also does!
