About the room

Hello, my name is Isaac and I am looking for someone to replace me in a room down in Old Town Lafayette, CO. It is a great living situation in a wonderful neighborhood, but because I am now planned to go study abroad, I need to move out sooner than the lease is up. I am seeking a replacement ASAP, so the start of March is the ideal time for moving in. There are also technically 2 rooms available.

• • The neighborhood is Old Town Lafayette. There is a bus stop that is 10 minutes away from the house by foot which has access to all the necessary bus lines to get you around the county. Mainstreet is also 10 minutes away by foot and consists of a plethora of amazing restaurants, coffee shops, and stores. The neighbors are extremely considerate, and the town is always super vibrant and full of life.

••What kind of house••

• The house is composed of a full-time working 24-year old couple and their cat. Since there are 2 rooms available, there is also expected to be the addition of another roommate, who of course, will absolutely meet the criteria down below.

• There are 3 bathrooms, 3 showers. You will have access to 2 of the 3 bathrooms since the 3rd one is located in the bedroom of one of the current tenants.

• There is a 4-burner electric stovetop, an oven, cabinet space, a fridge/freezer, a double-sink, and a dishwasher in the kitchen. There is also a washing and laundry machine in the basement.

• The house is nicely furnished and there is a good amount of storage space available in the basement and garage. Curb-side parking for a car is also available and free.

• There is heating and an AC unit, so temperature is always easily managed.

• The house is considered a queer-space, so it consists of and will provide a welcoming and accepting atmosphere to anyone who is LGBTQ+.

• The house also likes to hold monthly meetings to talk about and designate house-chores, and to primarily make sure that everyone can voice their opinions, concerns, ideas, etc., to improve the living situation for themselves and everyone else. Essentially, it gives everybody the chance to talk openly about matters so that requests and preferences can be established amongst everybody all-at-once to ensure that you can live comfortably and so people can be of their word.

••Type of person sought••

• Primarily, I am looking for someone who wants to take my current place on the lease. The lease itself ends on 07/31/2024. If you are looking for something shorter, still feel free to inquire for we can always talk things out.

• Generally, you should be fairly mindful, friendly, accepting, open, financially responsible, and especially communicative.

• Obviously, you must be ok with living with a cat. If you have any pets of your own, we can talk about the details together to see if it will be manageable/a proper fit.

• You must be ok with the fact that the current tenants are cannabis users. No inside smoking whatsoever; there is a nice backyard for that. Beyond cannabis, nicotine, and alcohol, generally, other substances are not tolerated in the house.

• You must have a form of stable income such that the tenants can trust that you will pay your bills on time.

••Expenses••

• Rent per person is $750/month.

• Depending on the time of year, all utility bills including water, Wi-Fi, heating, AC, and electricity usually amounts to $80-100 per month.

• The house members also like to pool together $25 per person every month to cover shared expenses such as cleaning supplies and shared house items. This is more negotiable depending on how you want to share expenses/house items.

About the roomies

••As for the current tenants••

• One is a woman who is in between jobs and was just previously a schoolteacher at a local pre-school, while the other is a man who is a musician that shifts between various kinds of work. They are both financially stable enough to always get their share of the rent and bills in on time. As for the woman, she is technically autistic, but not to any degree that it becomes problematic or intense. As for the musician, he is very good about noise and will explicitly ask for your permission to play at louder volumes if need be. FTR; he does not hold band practice at the house. The cat’s name is Milo and he is extremely social, but he oddly got no tail lol (he do be goofy with it). The current tenants take full responsibility over him in all regards, so you won’t have to do anything but show him some love from time to time.

• The current tenants do eat glutenous foods and meat regularly. I myself am vegetarian and have managed just fine.

• As for what kind of activities they do; they like to watch movies/shows, cook, game, listen to records on the vinyl player, and go out to see shows together (or the musician has a show himself).
