Hello! We are looking for a third person to live in our quiet, 3 bedroom/2.5 bath rental house. The house itself is a spacious 2,132 sq. ft. inside a quiet HOA neighborhood that features several parks and a biking/walking path. The house includes a 2 car garage, 2 car driveway, street parking, a new water heater, and a new HVAC system. There is a full kitchen, an in-unit washer/dryer, a small back patio area that receives plenty of sun, and a library loft room! We have two very cute cats who are good boys, best friends, and who could be friendly with one more cat.

The vacant room is approximately 12’ x 10’, with one window and a closest approximately 8’ long and 3’ deep. The bathroom is shared with one person, but it is quite large and has a medicine cabinet, a sink cabinet, and a whole closet for storage space.

The lease is one year long and expires in October. There are addendum fees for modifying/changing the lease. Move in is possible as soon as Saturday, February 3rd.

Pricing: Total house rent: $2,745 per month (includes water/sewer/garbage) Individual rent for this vacancy: $840 per month* *This is the least expensive room in the house. Average cost of utilities: $120-140 per month. Internet (AT&T Fiber): $20 per month, fixed. SMUD & PG&E: costs fluctuate with the season.

Who we are: We are two LGBTQIA+ friendly women who work hard, enjoy a cozy homelife, and who like to have a few friends over occasionally for game night or girls’ night. Steph (31) is a special education teacher currently undergoing a credentialling program where she sometimes needs to take night classes. She loves cooking, reading, video games, and D&D. Jenn (27) is a writer who currently works at the same school as Steph as an academic support assistant. She loves cooking, baking, reading, video games, and yoga (and writing, of course). Working in education, we have rather set schedules and routines and believe firmly in having the house quiet by 10pm on worknights.

Our cats are Loki (9, black Maine Coon mix) and Gansey (2, orange Tabby). They are well-behaved and love their routines. Gansey is the absolute attention seeker, while Loki is shyer and more reserved. We take good care of both, and all their food/water/litter boxes are located in our private spaces.

Who we hope you are: We are hoping you are a like-minded woman or nonbinary person between the ages of 25-35 (23 at the youngest). You have a job, like cats, do not own a dog, and do not smoke inside the house (this is a health concern).

We keep our common spaces tidy, so we hope you are someone who does the same. You are willing to help with group tasks around the house (a little yard work, cleaning the bathrooms, taking trash bins in/out on trash day, etc.). You respect the night-time quiet on work nights, and while maybe you do your own thing most of the time, you’re down for the occasional housemate hang-out 😊
