🟤 Month-to-month terms. 🟤 Utilities included (internet, electricity, trash, well water). 🟤 Security deposit = $300 ($150 refundable & $150 non-refundable for room cleaning fee upon move out). 🟤 12-min drive to 89A freeway, 20-min to PV shopping, 30-min to downtown Prescott, 30-min to Chino Valley. 🟤 Rural property with multiple acres; amazing panoramic view, quiet, peaceful, new 2021 build home. 🟤 Groomed half-a-mile nature track around the property; great for walking, jogging, running, gravel/mtb/dirt biking or ATVing around. 🟤 Besides my master bedroom/bathroom, the 3 other bedrooms (opposite sides of the house) are often empty so I figured renting a room out would be of benefit for someone looking for alternative/temporary housing, who is quiet, clean, respectful and responsible (same qualities from me in return). 🟤 Fully furnished private bedroom with twin bed, couch, huge desk, full-sized mirror, reading lamp and side table, ceiling fan/light, and table heater for those winter months. Large window and additional shelving and hanging storage in the walk-in closet. Bedroom door has a keyed lock so you’ll be given a key for extra security and privacy. 🟤 Private bathroom (technically a shared bathroom with the other 2 other bedrooms on that side of the house but unless family is visiting (for a couple days once every month or few), it’s basically a private bathroom 95% of the year; you get a sink, 2 drawers, and under sink cabinet fully to yourself).
🟤 Full kitchen with island, including a sink with window-view to backyard, stovetop oven with airfry + more, tabletop convection oven, food processor, two microwaves, dishwasher, fridge/freezer with filtered well water and ice, and a separate large cafe bar with water kettle, bellman stovetop espresso pot and steamer, french press, pour overs, and filters for tea and coffee. Stainless steel (ss) cookware; ss, glass, porcelain, and stone dishware; and ss and glass food storage and prep bowls. Many spices and condiments. You’re welcome to use mine or we can make spots for your own. 🟤 Pantry and lots of cabinet space. 🟤 Washer/dryer front-load GE in jack-and-jill mud room with extra fridge/freezer and security door to backyard. 🟤 Open-floor large front room with lots of seating, TV with bluray player, and electric fireplace. 🟤 Large windows and sliding arcadia door to covered back porch. 🟤 Detached garage, but due to tractor and my car, it’s not available at this time so parking is outside for now. If you have any bikes/toys, we can negotiate storing it in the garage or on back patio. 🟤 Grocery purchases to be kept separate, but happy to share meals sometimes; you’re also welcome to Thanksgiving, Christmas, and any other holiday meals. Can designate separate pantry and fridge/freezer shelves as needed. You’re welcome to use my common spices, condiments, and snacks on the kitchen island. 🟤 No drugs, smoking, vaping, or cannabis of any kind. 🟤 No pets allowed. However, family dogs do visit occasionally so be aware if any pet allergies or issues with that. 🟤 No high-voltage electricity use during APS on-peak demand hours (Monday-Friday 4pm-7pm, excluding holidays); laundry, dishwasher, oven, stove, heaters, etc (microwave ok). Water heater is on an automated timer, but it does hold some even when not actively reheating so you can still shower; if it’s used up, it won’t be reheated until 15-20min after 7pm. 🟤 No touching the thermostat 😉. Temperatures are automated for efficiency and pre-heating/cooling the house, but let me know if you prefer any changes. Fan and tabletop heater are in your room for your convenience. I generally keep the house ~80-78°F in summer (windows-open air too for extra outside cooling on cooler days) and ~68-66°F in winter, and use my room heaters and fan as needed for extra comfort. 🟤 Other terms and house rules listed in the Roommate Agreement, to-be negotiated as needed. 🟤 If interested, let’s 1) chat (message and/or call) and let me know your desired stay time, 2) schedule a room viewing, 3) and if it’s a good fit for both parties, I’ll pause the Roomies listing, complete the inspection report, and 4) I’ll send background/credit check via Zillow ($35 cost to you, if you don’t already have one which is now reusable for multiple applications for 30 days for Zillow and participating vendors that accept it) and I’ll send the Roommate Agreement for signatures via Zillow as well; if you already have a Roomies background check or would prefer to use that ($10 credit and $15 background for $25 total, and can be used for any other Roomies listings), I’ll accept that instead as an alternative, 5) send deposit to secure the room; I accept cash (preferred), ACH/credit/debit via Zillow, Zelle, Venmo, or PayPal, and 6) schedule move-in day. Will prorate as needed depending on move-in date.
