About the room

Seeking a roommate to occupy the master bedroom of a 3-bedroom, 2.5-bathroom home. The master bedroom is located on the 2nd floor with an attached private bathroom and closet. The home is 2140 square feet and comes with electricity, water, gas, and a space for parking. Use of a washing machine and dryer for laundry is also available. Of the 3-bedroom home, I occupy two of the guest bedrooms and the 2nd story bathroom. I a a male tenant with stable income who works the majority of the day. The majority of the home is unfurnished however you can add furniture given reasonable consideration. The cost of rent is $1,500 per month. (This does not include utilities such as heating, air, high-speed internet and electricity are to be split monthly) Rental of the room includes shared use of all common areas which includes the laundry, kitchen, dining, and family rooms along with the backyard and patio. There is limited room in the garage for some storage given consideration. The home is located near shopping centers on Laguna and Elk Grove Blvd as well as highway 99 and forms of public transportation.

Requirements for consideration include: • Room rental being for one person or couple. • Being responsible with the shared spaces and appliances owned by the property • No illegal drug use • No smoking which includes marijuana (not allowed inside or outside) • No heavy drinking of alcohol • Helps to keep the common areas clean along with the tenant

About the roomies

Single older gentleman that lives alone. Has three adult children and grandchildren that are married, in college and independent. I work as a mechanic and frequently use the garage as a side job. During the week, I work long hours and commute to work. For the most part, I keep to myself and live a very independent lifestyle. Singles and couples are welcomed. All I ask is that you keep the common spaces clean and do not cause too much of a noise disturbance for the neighbors.
