Hi all! I’m Nathan, a 27 y/o Actuarial Analyst working for USAA.

I’m currently co-renting a beautiful 2-bedroom apartment in Las Colinas with a good friend, but they’ll be moving out of town, and the master bedroom will be available to rent beginning February 1st, 2024!

TL;DR:

  • The apartment is located in a clean, beautiful little neighborhood named La Villita Lakeside & Landings.
  • The apartment is approximately ~1,200 sq. ft. (not including our attached garage.)
  • The Master Bedroom is available for rent;
  • Total Rent + all bills is $1,200 per month. (This covers everything, including high-speed internet, washer/dryer rental, renters’ insurance, utilities, electricity, etc.)
  • The room has its own private ensuite bathroom, with a stand-up shower, a bathtub, and a spacious closet.
  • The bedroom itself is not furnished, but the living room & kitchen are; feel free to make yourself at home, use the large screen TV and streaming services, etc. Amenities:
  • Our complex has two well-maintained swimming pools, a lake, a clean dog park, and two walking trails within walking distance of our front door. Noise & Safety:
  • The complex is quiet and peaceful, there have never been noise concerns, the other residents are all friendly families, and we live in one of the most well-kept, safest areas in the region (the crime rate is virtually zero, confirmed via LexisNexus crime reports.)

Q&A

  • How much are Rent, Utilities, etc.? - Rent is $1050 / month for the master bedroom; - Utilities are $150/ month. This includes washer/dryer, high-speed internet, water, electricity, renter’s insurance, etc. This covers all monthly fees. - The apartment is approximately ~1,200 sq. ft., not including the attached garage.

  • Which bedroom is available? - The Master Bedroom is available for rent, which has its own private bathroom and walk-in shower. (I live in & work from the guest bedroom.) - Your bedroom has its own private ensuite bathroom and closet.

  • What amenities are available? - The complex has two well-kept pools, two gyms, grills for barbecuing, a lake & walking trail within the neighborhood, and access to the Campion Trail right nearby. - We have a Washer & Dryer in our apartment. - As mentioned, I’ve fully furnished the living room/kitchen, and you’re free to use the furniture, TV, etc. as you’d like, so long as we can work together to keep the place clean and presentable.

  • How is the community? Any noise or crime concerns? - I chose this location after researching and ranking 52 apartments in-depth in the Irving area. I ranked this complex in the top three, for its extremely low crime rate (virtually zero in the entire neighborhood - we’re 3 minutes from the police station), for its price being considerably lower than similar locations (which are charging ~$1700+), for its impressive facilities (two pools, two gyms, two walking trails and a lake), and for its very well-reviewed maintenance & staff. - Noise has never been an issue, either from neighbors or the community. - There is a nice elementary school located within the neighborhood; the majority of our neighbors are quiet, friendly families whose children attend there.

  • How are the Maintenance & Apartment staff? - The apartment staff have always been friendly and responsive. - The Maintenance crew handles issues very quickly – typically within less than one day. (I’ve actually gone to the front office, reported an issue, and walked back to my apartment and found that the repairman had already arrived and begun fixing the issue.) They’re the best I’ve heard of.

Hi all! I’m Nathan, a 27 y/o Actuarial Analyst working for USAA in the Irving/Las Colinas area. I live in the guest bedroom, and will be in-and-out throughout the week, as I work remotely at times and commute to the Plano at others. I also visit my girlfriend in Florida semi-often, so there will be periods where you have the apartment to yourself.

I’m proud of how I’ve designed & furnished the apartment, and I appreciate having friends & family over occasionally in a nice, clean environment. The most important quality in a roommate, for me, is someone who prides themselves in maintaining a clean, welcoming, comfortable environment, without letting messes or dishes pile up, etc.

Aside from that, I am generally open-minded. - I’m perfectly LGBTQ friendly;

  • I don’t have any moral judgments over peoples’ lifestyle choices regarding smoking, drinking, etc., as long as it isn’t brought into the apartment. (i.e. no cigarette/weed smell being brought in.)
  • I was raised Christian, but am curious about other spiritualities.
  • No pets is preferred, but I am open to discussion if your pet is a very polite fellow. :p
