Your Attic Bedroom: 15 ft x 11 ft (165 sq. ft). This long bedroom has a closet, enclaved walls, a window, and two small spaces that adds slightly more footage to the measurements provided. Attached to the window is a portable AC unit and heater for additional comfort since all attics heat and cool slightly differently than the main parts of the house.

Your Home Office: 8.5 ft x 11 ft (104.5 sq ft). This private office is also slightly bigger than the measurements provided due to its unique shape of a square w/ a small hallway. This home office has a window, a coat closet, and a built-in shelf (in the small hallway). The picture of the home office shows a 55“ TV in it (not included in this space) but provided to give you a reference for scale.

Our Shared House: Located conveniently 10 miles/20 minutes outside of D.C. in the town of Falls Church, VA, this attic bedroom and home office is in a safe and quiet residential area (perfect for teleworking!) with ample street parking. Both rooms are part of a 3-bedroom & 2-bathroom home, that is currently occupied by two young male working professionals, as well as two Russian Blue cats. Anyways, the roof, water heater, and central A/C were all recently replaced while the kitchen and a bathroom were also completely remodeled.

House Features/Conveniences:

• Central A/C and heating year-round.
• All wood floors, no carpet.
• Newly remodeled kitchen and bathroom (January 2023).
• A large, covered patio & yard (perfect for guests, teleworking, hammocks, etc.)
• Washer and dryer located in home.
• Large outdoor shed for additional storage.
• Owner lives in adjacent community and quickly responds/addresses house issues.
• Street parking available directing in front of the house, and a driveway w/carport.
• Very safe and quiet neighborhood, with house located in a cul-de-sac.
• Package deliveries have never been taken from porch pirates.

Utilities: The expenses listed below are shared and split three ways every three months. Usually costs on average $140 - $170 per person monthly, or $420 - $520 quarterly.

• Preferably no recreational drug use (since we’re both working professionals).
• Tidy with use of shared common spaces (i.e., bathroom, kitchen, laundry room, etc.)
• Trustworthy and cool w/nerds.
• Enjoys a quiet and cozy environment.

We’re both working professionals, one is self-employed and the other works for the government. We both keep to ourselves and respect individual’s boundaries and privacy. One of us is an extrovert, fun-loving and social, while the other is an introvert, quiet and peaceful. We both own cats as our companions. We like to keep a quiet and cozy living area, but are not averse to friends coming over to hang out or stay. We’re both pretty chill and welcoming.
