Primary Bedroom with private full bathroom. (Garage space could be negotiated if absolutely needed) Otherwise, plenty of parking directly in front of house as well as 3 car drive. There are three bedrooms on the top floor. One will be yours, one is rented to a quiet guy who travels for work about a week every month (in his 40s), and the third bedroom is kept open as a spare bedroom. I live in the finished basement. This leaves you the entire middle floor with 65“ TV basically to yourself. I am in my 40s, a biochemist who works outside of the home. I am active, enjoy hiking, etc.

We are quiet and respectful people who hare happy to share household chores.

I have two Labradors, (Pearl and Mabel) as well as a cat (Figaro). They are very well behaved, and stay with me downstairs for the most part. We cannot accept additional pets at this time, sorry.

The house is located right off Hwy 36 by Butterfly Pavilion (cross streets). It’s about 15 minutes from Boulder. There is a large, irrigated, fenced yard with grape vines, apple, cherry, peach trees. Massive garden as well with plenty of available space to grow. Covered patio with grill. There is available shelving and storage space in garage. Shared kitchen, living, dining, front porch, back porch, yard, garage, and laundry. (Washer and dryer are new). Your room is en suite.

Rent is $950/ month. Utilities are additional $125 on average (Trash, Electric, Gas, Water, Internet). First and Last months rent due upon move in ($1900). 6 month lease to start which can be renewed.
