HOME We are renting a partially furnished (you will need your own bed) private bedroom in a beautiful home in Arabi. We are only a mile and a half from the Bywater. 5 miles to French Quarter and Interstate 10. There is a fenced yard both front and back. Backyard has a lawn, a huge beautiful old oak tree, lovely patio, and porch. The Home is in an extremely safe neighborhood in Historic Arabi. We are located on Angela Ave, the first street past the Jackson Army Barracks. The street is tree-lined, narrow and one-way, and very quiet. The neighborhood is historic because most of the homes were built in the 1800s and was once a part of New Orleans parish. We are located 3 blocks from the Mississippi River. The house is a southern craftsman, its 2300 square feet with a large living/dining room, vaulted ceilings, a huge kitchen, wood burning stove, and a gas Viking range. The home was built in the late 40’s. It was completely renovated after Katrina and maintains its original style. There is nice landscaping that is mostly self-watering with mature plants and a large oak tree in the back yard.

The bedroom is partially furnished including a large closet, window, desk and chair, shelving, nightstand, antique armoire, dresser, and shoe stand. I could remove all furniture if that is better. The bedroom has the original refinished oak floors. I have a full-size bed frame if needed. You will need your own mattress and bed frame.

We have a two full and one-half bath. I use my half bath adjacent to my room and only use the large bath to shower. Home is kept clean and fairly organized. We have a men’s and women’s bathroom, just to make it easy.

There are 4 steps up to the house, a step inside from the kitchen down into the living room, two steps to backyard. The house is all hardwood floors except for tiled baths, and stained concrete living/dining areas. There is no room for personal storage other than what is in the room. We have a washer and dryer inside the home. We offer fast WiFi, but no cable. There is a common TV with a fire stick only. If you prefer cable, you are welcome to set up your own account.

LOCATION We are located just 5 miles from the East end of the French Quarter and because the house backs up to Jackson Barracks, our street has 24/7 Marine Police (MP) patrol making this the lowest crime areas in the extended metro area. There is also a Sheriff’s station at the end of the street, the fire department is within 2 miles, a new Consecos grocery is at the end of the street, easy access to the CBD, Interstate 10. The house is actually located right on the border between St. Bernard and New Orleans parishes. New Orleans parish starts at the end of my backyard which again, backs up to the barracks. (safe!!!) The area is well-lighted, mostly homeowners and friendly neighbors. It is safe to walk at night and safe to park. We only offer street parking which is always available. We do not have any rain/car flooding issues. You can walk or run along the levee safely. People fish from the levee at the end of the street. Old Arabi Bar which offers great music is only several blocks away.

ABOUT US I am 69 year old woman. I am a progressive educated woman. Rafael is 60. I work in film and Rafael is a professional server at a top restaurant in the city. His schedule is evenings, he works weekends and my schedule varies. He has been a great roommate.

Raf smokes outside and it’s not a problem. I am not a smoker. We are not interested in anyone who has a drinking or drug problem. If you smoked inside your prior living situation, then please do not apply as your items will most likely smell of cigarette smoke.

OUR ThOUGHTS We are looking for someone of any age, male or female and we are LGBT friendly. We are hoping we find someone who fits into our easy-going liberal culture. You must be able to provide personal and work references and provide proof of ability to pay rent on time. Rent is $625/month. You are responsible for 1/3 the utilities. Utilities average between $90 and $140 each depending on the time of the year. We run the heater in the winter and the A/C in the warmer months and we try to be frugal with utilities. (Please note, these photo show a fully furnished room. The bed is no longer available and the rug has changed. We can work with you so tell us your needs).

We only wish for a long-term renter. Please do not apply if you are planning on being here less than a year.

HOME POLICIES Pay rent on-time without requesting a delayed payment. If you cannot afford the rent and utilities, please do not apply to live here. Respect privacy and property of other tenants. Clean up after yourself and keep common areas clean. Participate in occasional common area housework. Park in areas available for street parking. There is plenty. Occasional overnight guests are welcome, but not for an extended period of time, weekly or frequently. This is a shared home and we expect to have our privacy. Please do not apply if you want your significant other to spend the night on a weekly basis. We are renting to only one person. No hookups are allowed. If you use social media to bring home others to our home, please look elsewhere.
