About the room

Single-family home at suburbs near centers of commerce on a circled road. No loiterers or street walkers besides the random door sales person. Mostly problem free area, very quiet during day and night. Vehicle parking available on driveway.

121sqft private room includes a 24sqft walk-in closet with two windows on second floor suitable for a single adult or adult with a young child. Although room could use a fresh coat of paint it is otherwise clean and move-in ready.

Shared areas include 2 bathrooms, a kitchen, a living room, a day room, a laundry room, etc.

All utilities included with WIFI on Spectrum. If working from home can’t guarantee 24/7hr uptime because it is SPECTRUM and alternative ISPs aren’t any better. If you are doing ‘work’ that requires use of a secure VPN you will have to assume that cost. No online activities allowed that would result in ISP sending out DMCA notices or similar; P2P file sharing, torrents, etc.

General house temperature is kept between a modest 67-77°F; we will not have the HVAC unit operating 24/7hr just to maintain a specific perfect temperature.

A separate front-loaded 9.7cu-ft refrigerator/freezer is available for tenants’ exclusive use to avoid issues; there are multiple refrigerators and freezers in use here. Tenant must purchase their own drinks and food although general sharing of some items can be allowed if agreed to. Use of all kitchen appliances and electronics within shared areas allowed within reason and good faith. Laundry room with washer and dryer also available — tenant must either provide their own or contribute to available cache of fabric softener, laundry detergent, toilet paper, etc. Tenant must provide their own hygiene items, etc.

Any tobacco smoking is to take place outdoors or at garage, never inside house. Indoor vaping ok within own personal space. Some 420 use is tolerated for medical reasons or occasional but generally discouraged — if you must smoke it all day everyday (while pondering why you can’t get hired anywhere) this is not the place for you. Any habitual use of any other unmentioned illegal or non-prescription drugs will not be tolerated.

About the roomies

About Us: 3 Adults; LAM (Head of Household), AAF (Housekeeper), AAF (Tenant), all 30+ years old. 2 Children; AAM,AAF, Elementary Schoolers. 2 Indoor Pets, Tabi Cat Sisters.

About Pets: Currently at capacity for indoor animals. While we are wholely responsible for our own, due multiple back to back issues with previous roommates just being unable to keep up with theirs (unable to afford supplies, vet fees, lying about health and behavioral issues, shedding, odours, destruction of property, etc.) we’ve decided to just not deal with this anymore in any form. Keeping a pet is a privilege and a responsibility, not a right. If you MUST have your own pet/s please look elsewhere, sorry.

About desired tenant: Ideally we are looking for a roommate who…

  1. Can pay up to $120/week or $500/month on time all the time and has a legitimate source of income — any illegal activities in or near premises will not be tolerated. Ex. Independent Contractors, gig workers, fixed income or SSDI recipients are OK. Active Escorts, Street Pharmacists, FinApp Hustlers, aka Queens or Kings of the Streets seek elsewhere.

  2. Can pass a simple background check, no recent felonies, warrants, etc. Must have a valid ID. If eventually registering location as home of record or primary address on a SC drivers’ license will have to cross insure with other insured drivers in household— this is non-negotiable and a legal requirement.

  3. Is focused, work and family oriented, GROWN. AKA out night clubbing turning up every weekend are done and over with, a thing of days long past.

  4. Is honest and grounded in common sense. Knows how to properly share things and spaces, and respects others’ boundaries, things, and spaces.

  5. Smokes or consumes alcohol in moderation if any at all. Rarely or seldom 420’s — all smoking takes place either in garage or outdoors, never indoors.

  6. Plans to stay for a minimum of 6 months or longer although stay is conditional on timely week to week or month to month payments and a general harmony with other roommates. Ex. Can choose to leave at any time if desired without any penalties but likewise must leave within 7-30 days from the date an official notice to vacate or termination of lease agreement is given for any reason. There is no deposit requirement. All payments are for pre-paid time.

  7. Can agree to simple common sense house rules or verbal agreements not specifically listed on a lease. Ex. No leaving water running, electric appliances on all the time like an unattended TV, or hoarding garbage inside the closet instead of throwing it away, etc.

Things, behaviours, or situations that won’t be tolerated:

  1. Lying, stealing, breaking, taking or using others’ property without prior notice nor approval.

  2. White lies, half lies, full lies, omitting the truth or just lying constantly about everything as a habit — a severe lack of integrity and character.

  3. Bringing outside problems or drama into the house. Creating problems out of thin air or problems where there are none. Any altercation that results in physical violence or assault amongst or towards anyone within household.

  4. Bringing in any stray animals or additional pets regardless of circumstance, with or without notice.

  5. Poor hygiene, an unwillingness to work or help clean shared areas, abuse of shared areas and property, etc.

  6. Habitual and constant use or abuse of any non-prescription drug or alcohol; aka blazing, wrecking, 420’ing all day every day or worse.

  7. Non-related strangers or parties for frequent, prolonged, or overnight stays. If partying frequently among friends, in a relationship, or dating that’s none of our business, however those activities shall be conducted elsewhere. We will not make any special accommodations to host anybody who isn’t a household member or relative. Ex. If a relative (mother) visits from out of town they could spend a night or two, etc. Ex. If a child’s father or a boy-girlfriend were to visit it would be during reasonable hours, they won’t be staying overnight, etc.

  8. Again, not a party pad nor community hang out spot. If the intent is to have multiple ‘friends’ or outsiders coming and going back and forth as they please all week long all the time this is not the place to be.
