About the room
I am renting out a big room/ studio… from now through Sunday, April 28th, 2024.
Room: 14.5ft x 22ft attached studio (319ft²) equipped with a gas fireplace/heater for your comfort. Your own ensuite bathroom: 6.5ft x 9.5ft space (62ft²) with a closet and dresser inside of the closet. Total Space: 381ft²
Rent is $1,000 monthly… Split, gas, electricity… water/ trash/ Internet are included. Rent will be prorated for both move-in and move-out dates.
The room has: 1 queen bed 1 twin over a full bunk (Linens Included) Couch Recliner Rocking chair Small table with 4 chairs Your own heater/ gas fireplace 50“ Smart TV Dart Board and more.
Plus:
- Kitchen Use (including your own refrigerator, dishes, silverware)
- Washer & Dryer Use
- Your own storage area in the garage.
I live in the Eagle Point neighborhood on Finch. Nice neighborhood, walking distance to the lake. Close to everything. 1 Mile to Snow Summit 3.4 Miles to Bear Mountain 1 Mile to The Village
Financial Responsibility: Rent must be paid on time every month.
Stability: A steady job or consistent income source is preferred.
Credit & References: Good Credit: Prospective roommates should have a stable credit history.
References: Previous landlord references are required.
Kind: Contributes to a positive living environment.
Respectful: Values boundaries and privacy.
Clean: Keeps personal and shared spaces tidy.
House Care: Shoes are to be removed inside due to sap from surrounding trees. Maintaining the pristine condition of the studio carpet is a priority.
Duration & Renewal: The lease is month-to-month, as the house is being sold. Expect occasional house showings, so maintaining cleanliness is paramount. The agreement will not extend beyond Sunday, April 28th, 2024.
Early Termination: Either party can provide a 30-day notice to vacate.
Shared Responsibilities: Clean up after oneself in common areas, especially the kitchen. This includes timely trash disposal. Assistance with snow shoveling during the winter months is expected.
Noise Levels: Maintain quiet hours between 10 pm and 8 am.
Kitchen Use: Roommates have a designated refrigerator in the garage and separate dishes but can use shared cookware, which must be handled respectfully.
Parking: One designated spot in the padded driveway. Additional stacking parking is available in the second driveway.
Lifestyle Choices: No Smoking: The house is a smoke-free zone. No Drugs: Illegal drug use is strictly prohibited (420 in the backyard is cool). Moderate Drinking is okay: Excessive drinking is not acceptable.
Guest Policy: Shoot me a text/ call/ tell me in advance if you’re expecting guests. Overnight guests require prior approval. If it’s a weekend with my daughters present, overnight guests might be declined. (This is due to custody difficulties.)
Visitors: Consideration regarding guests is essential, ensuring they respect our shared space and rules.

(Sorry, no pets. And no shoes in the house. I know that’s a deal breaker for some and I’m firm on my stance.)
