Your room is empty/clean and just as big as the master bedroom. You’d have a large walk-in closet with lots of storage space. The full bathroom shown is yours alone; anyone I have over would use my own. The washer & dryer are right near your bedroom. The kitchen is fully equipped and the living room is wide open for any furniture you’d want to move in with. It’s really just a dining table, couch, tv, and coat/shoe stand. There are also two balconies looking out from the 2nd/top floor of the apartment. Your room has 5 outlets plus a working coax port, if you’d like to use MoCA for ethernet. Do note that the bedrooms don’t come with their own lighting.

The apartment sits close to the Iliff/Buckley intersection. It’s an older building. I’ve worked with maintenance to fix the problems I had on move-in; everything works now (as much as one could expect) and is much cleaner now as well.

• The unit: 930 sq. ft.; 2 bedroom, 2 bath; it’s on the 2nd/top floor
• Washer & dryer: stacked, included in unit
• Kitchen has everything: fridge, freezer, microwave, stove, oven, dishwasher (I share my appliances, like the microwave)
• A/C: an older, inefficient, wall-mounted, electric A/C (not central)
• Heating: Wood fireplace; newer central baseboard heaters that the landlord has promised to properly install by this winter (currently put in a request on this)
• Water & sewage: Utilities split under the entire building by a formula based on 1) the unit’s square footage and 2) number of tenants
• Gas: Utilities split under the entire building based on the unit’s square footage
• Trash: $30/month (can’t opt out)
• Parking: $8/month (separate)
• Internet: Xfinity, 200/10 (down/up) mbps, $35/month (open to adjusting it if we can afford it)
• Cable TV: I don’t pay for it
• Pets: allowed, though the fees would be yours

An example of what the shared bills from August would’ve added up to for you:

I’m a 26 yo trans woman. I’m only interested in living with other queer people, preferably another trans person. I don’t have pets; I’m a pretty clean and quiet roommate to live with; I have a masters in computer science; I currently work overnight shifts in a warehouse; you may occasionally hear me playing guitar. I use a laptop for streaming stuff to the tv in the living room, where you’re welcome to as well, though fair warning that I do run Linux on all of my computers.

I moved to Colorado in May, fleeing an east coast red state, and I had a heavily traumatic experience with the roommate I originally lived with, having to kick her out. The stipulation of a background check is because of that…I ordered mine too, hopefully in good faith.
