I’m offering a Large 12x11 Room with a walk-in closet and a Private Bath immediately across the hall. This 2,450 square foot high end Home is in the Heart of Summerlin, only a couple blocks away from the Red Rock Casino, Downtown Summerlin Mall, LIFETIME FITNESS, Las Vegas Ballpark, Costco, dozens of restaurants, shopping and entertainment. Close to several Hospitals - medical personnel, veterans, and first responders given preference.

This is a very chill and casual Home, quiet and peaceful most of the time and NOT a party house. It is an extremely safe and beautiful neighborhood with cameras and gates. I’m looking for a working Professional, someone who is drama free and easy going. Chemistry with myself and another room mate is a must. Prefer someone with a pleasant, considerate personality. Someone who is neat and tidy and cleans up after themselves. Prefer someone who is career oriented although I’ve had some good College Student room mates before, so I would consider students as well.

Full House Privileges are included, all utilities included; High Speed Internet/Wi-Fi, Laundry, FULL CHEF’S KITCHEN, etc….Very nice landscaped Backyard that offers a lot of shade and a beach cocktail bar vibe. This is the kind of Home where you can have friends come over from time to time, grill some burgers or just hang as long as you respect other people and their space and you keep the VOLUME DOWN, and I’m even ok with you having an overnight from time to time but THEY MAY NOT live here and MUST leave the house when you do.

A bit about me: I’m a Single, Working Professional. I’m an easy going person, generally friendly, outgoing, ambitious, educated person who enjoys cooking from time to time and PC gaming. I enjoy a high quality of life and get along with best with those who are classy and considerate. I am a military veteran and I have high standards. I cannot tolerate low life trashy scum. Loyalty, Duty, Respect, Selfless Service, Honor, Integrity, Personal Courage. I am a gym bro with a Lifetime Fitness pass. I’m happy to be gym partners. I’ll also go to the shooting range with you or train you for free if you’re interested.

House Rules; *Quiet Time from 10:PM - 7:00AM week nights, 12:AM - 9:AM weekends. If you’re an early riser it’s ok to make breakfast in the Kitchen, just do it QUIETLY. If you’re a late nighter, no problem just be quiet during QUIET hours. *NO SMOKING, NO SMOKERS! I don’t care if you agree to only do it off property, I won’t rent to you, I’m NOT interested - sorry, but it smells and you can’t cover it up. *NO ALCOHOLICS. *NO DRUG USERS/ABUSERS. *NO PETS! *You must clean up after yourself at ALL times. I have maid service come into the Home once a Month to clean ALL common areas of the Home, but you are responsible to keep it clean between maid services and clean up after yourself. For an extra $40 the maid can clean your bathroom and/or personal space as well. Failure to reasonably clean up after yourself in the common areas will result in emergency maid service and it will come out of your deposit. *You must respect others and their space at all times.

TERMS; *Month to Month *30 days notice by either party to terminate *Credit and Background Check is required *$500 Security Deposit *650 or better FICO Score (You show me your current Credit Karma, Credit Sesame or similar) x2 deposit may be considered instead. *Must have proof of Income and Employment or Proof that you’re a full time Student, currently enrolled, and proof of income/ability to pay. *Must have 3 Verifiable References, including current Landlord *Must have Current Bank Account/provide current Bank Statement *Must have and provide VALID and CURRENT Government Issued ID *NO Prior Evictions *NO Violent or Felony Convictions *NO Sex Offenders/Sexual Predators

*Application fee of $50 (My Cost), HOLDS the room for you pending review and verification of all of the above. I do NOT accept multiple applications for the sake of collecting application fees - If I accept your deposit, the room is yours if you meet all of the above criteria. If you do NOT have the ability to share with me your FICO score via Credit Karma, Credit Sesame or other online Credit/Banking app, the application fee is $100.

*I require a FaceTime or personal video interview BEFORE ANY SHOWING and BEFORE ACCEPTING any application.

I know my pictures don’t include the common areas, but my moving truck with all my furniture doesn’t arrive until October 1st.

I have an ESA Cat who is great around people but he does NOT do well with other animals. If you’re allergic or have another ESA or Service Animal, obviously this isn’t the Home for you. Exemption does not apply here.
