We have 2 bedrooms available NOW for rent furnished or unfurnished:

• Large upstairs bedroom with mountain views, faux hardwood flooring, & mirrored closets. Large California King-sized bed is available. Tenant will use large upstairs bathroom $1050
• Downstairs bedroom with garden views, travertine floors, crown molding, & mirrored closets. Currently furnished with full sized bed, bookcases, end table. Tenant can use downstairs bathroom & upstairs shower $1025

*furnished rooms will be an extra $50/mo. I also have a dresser, tv, or desk that you can use if you need a furnished option.

Requirements to rent:

• Stable job for at least 6 months with references. Recent paystubs & bank statements required (monthly income must be 3X the rent)
• Credit score 700+
• Security deposit of one month’s rent
• Background check through roomies
• Tenant must be clean and responsible
• Both rooms are for single occupancy only
• No pets allowed
• No smoking, excessive alcohol use, or parties allowed
• No overnight guests allowed
• Must clean up after yourself in all common spaces

Included in your rent:

• All utilities (except in June, July, August, & September where a $100 charge will be applied to the electric bill).
• Space in your own large stainless steel refrigerator; use of the kitchen with room in some cupboards for your supplies
• Lock with key for your room & keyed pin-pad for the front door
• Access to use front loading washer/dryer

About us: We are a mom and son and we own the home. Chris (mom) has been a full time teacher for 23 years and my son is a 22 year old college student. We have two adorable Yorkie dogs. I am at work from 8-3pm and my son works at night. House is very large, clean, and spacious with upgraded features. We are quiet and the neighborhood is family orientated and safe; we are close to Water of Life church and Victoria Gardens mall. Easy access to the 15 freeways. Note: Max tenants in home will never exceed 4
