The house has two bedrooms and one full shared bathroom on the main floor, and one extra room in the basement. Located in quiet, leafy neighborhood near Downing and Evans. Walking distance to University of Denver, Light Rail stations, Harvard Gulch Park, Safeway (3 blocks), Rosedale Community Garden, restaurants, shops and taverns on charming Old South Pearl. The park is one block away and features a golf course, recreation center with swimming pool & weight room, outdoor basketball courts, jogging routes, etc. Short drive to Washington Park and Platte Park, which has a Denver Public Library branch. House features hardwood floors throughout (except kitchen). Cheery vintage bungalow-style kitchen with original wood cabinets, ceramic tile floor, and Mexican tile borders. Living room has large French doors facing front porch. Extra room  in basement could be used for TV, study, workout, etc. The tenant-roommate has full use of one bedroom, living room, kitchen, laundry and TV-room/study (basement). 

Other features include a basement laundry area with washer & dryer, an evaporative “swamp” cooler, energy-saving Rinnai on-demand water heater, automatic sprinkler system, shaded private back patio with brick paving,  and paved private drive. Cozy backyard with trees, space for a small vegetable garden, and beds for flowers. Very nice, pleasant neighborhood with mostly long-term home-owner residents.

Current tenant-roommate is a young, female, full-time online student and para-educator. Serious, non-smoker who has an easy-going neutered female cat.
