Townhouse Share, for Mid October/Early November Move In (All Utilities and Parking Included)

Hello everyone! I am in the process of purchasing a townhouse in Upper Marlboro, MD that I am looking to share with one female roommate. The property is 3 bedrooms, 2 full bathrooms, and 2 half bathrooms. I am scheduled to close on this home on 8/31, and I have given the seller about a month rentback to allow her to in turn move into her new home, which she is building. While I will officially become the owner of the home (Lord willing, as all goes well!) on 8/31, I will take formal occupancy in early October (10/6). Photos are attached. The images reflect the seller’s furnishings, but this should give you an idea of the basic layout of the home. I’m getting started early in hopes of finding a great housemate by the time I officially move in. It’s no problem at all if you’d prefer to see the place in person in October before formally making any decisions, and I will also be glad to update photos for this post to reflect my new furnishings later in October. I just wanted to begin advertising and get ahead of the curve.

While I’ve listed 10/21 as the date the townhouse will become available, you are free to move in earlier on a prorated basis if that is more convenient, but if so, please bear with me, as I may still be in the process of furnishing/decorating and getting settled in. I am fairly flexible on move in as long as you could sign a lease by November 1st. Prorated rent would be due upon move in for any weeks in October (if applicable), while the first full rent payment would be due in November.

I am charging a flat monthly rate of $2,000 that includes all utilities (internet, water, gas, electric), garage parking attached to the home, a bedroom with private bathroom immediately in the hall beside the room, shared access to approximately 3,000 square feet of living space including two living rooms, a gourmet kitchen with double ovens, an additional living and recreation area downstairs, a deck, and an additional outdoor space downstairs, as well as access to all of the amenities of the Beechtree Community in which the townhouse is located, including the Lake Presidential Golf Course, a club house and on site restaurant, walking trails, and pool. And as mentioned above, the luxury of having plenty of space and having only one housemate. There is plenty of space for us to relax and have fun together at times while also having plenty of privacy and space to do our own thing.

I will be furnishing all common areas and want to have a nice cohesive design, so I’m not looking to take on any additional furniture, but the bedroom and accompanying bathroom will come unfurnished and can be your blank canvas 😊!

Background check, credit check, renter’s insurance, and proof of income are required. A security deposit in the amount of $2,000 is required at time of lease signing (which will of course be no earlier than 8/31 when I formally close on the home but could also be in September or October). I’d prefer a 6-month lease with a month-to-month term after the initial 6-month period. No pets please.

The location provides easy access to DC, Alexandria, Bowie, Annapolis, Arlington, Hyattsville, Crofton and many other areas of interest. I listed a central location in the Beechtree community as the location for purposes of this post, but I would of course be glad to share the precise address with interested applicants who I feel may be a good fit.

I am a mid-thirties female professional who enjoys nature, reading, and spending time with the great friends I’m blessed to have here in the area. I work a hybrid schedule and work in DC a few days a week while also working at home on some days. My ideal housemate is kind, respectful, financially responsible, and enjoys a calm, tidy, and aesthetically pleasing home environment, not to mention some good laughs along the way! It would also be amazing if you are vaccinated against COVID.

There would only be two people total living in the property, you and me. I think that the house is the perfect size and space for two indivdiuals to share comfortably.
