THE PREMISES: This updated 3 bedroom, 2 bath home is located in Folsom in a quiet cul-de-sac near shopping, grocery stores, restaurants and several gyms. Amenities include a furnished bedroom (optional bed, dresser, nightstand and mirror), your own bathroom and access to common areas (excluding office), laundry, and a kitchen for light food preparation. You will also have access to a large backyard with a picnic table, barbeque and gas fire pit. You will have the option of either parking on the street or on the driveway. Also, you will only be sharing the house with one individual, myself…unlike some of the other ads I have noticed where there are multiple roommates in the home.

TERM Term is month to month but I would like at least a six month verbal agreement as far as how long you’d like to stay. Price is $750 per month PLUS 1/2 of heating/cooling. TENTANT REQUIREMENTS You must be a responsible, neat, respectful, reasonably quiet, working professional that works full time outside the house. MALE PREFERRED. This room is for one person…so no, your partner or child cannot live here with you. No smokers, drugs, or excessive drinkers or overnight guests except on rare occasions approved beforehand.

You must love dogs! I have an adorable Goldendoodle with a great temperament, who is hypoallergenic with very minimal shedding. For this reason, I am open to sharing the premises with someone who has a well trained, friendly, small to medium sized dog…as long as you clean up after it. In fact, I think my dog would enjoy the company when I’m not around.

ABOUT MYSELF I am a hetero male, former military, who lives a healthy lifestyle and enjoys working out regularly as well as outdoor activities like paddle boarding, kayaking, hiking, fishing and camping. I am a professional with work experience in management, the software industry and engineering.
