We’re renting out one of our bedrooms, with 200 sq. ft., at $700 a month, and will be ready for moving in by August 15th. We have furniture provided, but you can also choose to bring your own too if you want.

(My wife is more comfortable with female housemates, due to not wanting to feel self-conscious when wearing comfortable clothes at home in the summer. If you are male, please understand it’s not about you, so it doesn’t matter if you are a nice, respectful male, or if you’re gay–this is about her. We also will only consider single occupants so no couples or families. We are firm on both so please don’t ask about exceptions.)

We’re a married couple with no children or pets. Our house is a nice 2,436 sq ft, two-story model home, located in a quiet, safe, and friendly neighborhood in Lincoln. We’re located near Highway 65 (Ferrari Ranch Road exit), and there are restaurants and shopping centers within walking distance (and also community clubhouse with swimming pool and fitness center, which you can use).

The bathroom has two sinks, and the bathtub/shower and toilet are in a separate room separated by a door, so one person could be using the sink while the other is showering or using the toilet. There will be another person sharing this bathroom.

There’s a loft with a table, elliptical machine, refrigerator, portable stove, and microwave that can be shared by the two tenants (we prefer if you only do very light cooking). There’s driveway parking (HOA doesn’t allow parking on sidewalk overnight) and you will need to have a spare key for your car for us, in times when you’re not home or asleep, and your car is blocking the driveway and we can’t get our car out of the garage. There’s washer and dryer in the house, and a full kitchen.

The utility is $80 (not included in the rent) and includes water, electricity, sewage, high-speed Internet, club house access (pool, fitness room, recreation room), etc.

We prefer tenants who plan to stay for at least 6 months or longer. Security deposit is one month’s rent. There’s a non-refundable $39.99 Credit/Background check fee. If you have recent checks done, we will accept a copy of it.

About us: I’m an artist, photographer, writer, musician, and teacher who works at home most of the time. My wife is a homemaker who loves gardening (see the photos of the beautiful garden she landscaped in the backyard) and cooking (she will spoil you with a lot of yummy food–you’ve been warned). We are quiet, low-key, easy-going, and keep to ourselves. We are homebodies and don’t go out much (our idea of a good time is great movies, TV shows, books, music, and video games). We don’t throw parties or have guests over often, but I do have students coming over for private lessons a few times a week. Our home is our sanctuary where we can be comfortable, relax, and enjoy peace and quiet.

Besides what’s already mentioned, we also would prefer someone who:

-Female (my wife is more comfortable with female roommates.) -Proof of income, whether you work or are a student (Your income should be at least 3x the rent amount.) -No criminal or eviction records, good credit, and good references. -No pets (unless it’s the kind that doesn’t make much noise and won’t mess up the house) -No smoking inside, no drugs, and no heavy drinking (if it impacts your ability to follow house rules, then it’s too much). -No overnight guests, frequent visitors, parties, etc. -Does very light cooking that won’t create a lot of grease splatter and smoke (because there’s no range hood upstairs in the loft). There’s only the usage of a portable hotplate, microwave, and small oven. You can also use air fryer if you have one. -Cleans up after herself and doesn’t leave unwashed stuff in the sink or bedroom and attract pests. -Won’t leave lights, fans, heaters, etc., on when not using the room/area and waste energy. -Easygoing personality. Quiet and clean. Responsible and prompt. No drama. -Respectful to the sleeping hours of others in the house. keep quiet after 11 pm and before 8 am, and if coming home or leaving at odd hours, must be extremely quiet and not wake up everyone in the house. -Considerate towards others (won’t blast music, talk loudly on the phone with the door open, make a ruckus, etc.) -Responsible and prompt.
