Roommate Wanted - Huntington Beach.

AMAZING LOCATION! 1.5 miles from the beach! SINGLE OCCUPANCY: Furnished, private, downstairs bedroom with own full bathroom. Owner occupies the upstairs. Shared living room, kitchen and dining room areas. Bedroom has a sliding door access to a small shared patio. Walking Distance to the grocery store, Starbucks, food, etc. Or, enjoy an easy bike-ride to Huntington Beach’s Main Street for Tuesday’s Farmer’s Market, shopping, community events, and the best of beach life. Close driving distance to local colleges, beaches, etc.

About the owner: Female, retired school teacher, friendly but private and easy going overall. Desires a future female tenant with an open line of communication, who is polite, nice, quiet, responsible… and clean!

Tenant Rules:

• Must help to keep a clean and tidy shared kitchen, living room and dining areas.
• Must wash your own dishes after cooking (light cooking only), and will share refrigerator space.
• Washer and Dryer with permission (No “heavy duty” washing, like bulky blankets or pillows, rugs, full loads)
• No overnight stays / guests.
• NO Pets allowed!!! Owner has a small indoor dog that roams freely in the home. Tenant must keep your bedroom closed if you don’t want her in your room.
• No smoking, no smoking marijuana, no vaping, no illegal drugs permitted anywhere or on the outside patio, or anywhere near my property.

The rented room is furnished.

• Queen/Full Size bed, plus loveseat couch (Bed & Bath itemized list will be discussed)
• Wall installed t.v. with hookups & DVD Player
• All room and bathroom wall decorations are not to be removed, including T.V. and D.V.D. cables, etc. There is no nailing anything on walls or painting allowed.
• There is no T.V. Cable Service! So, if the tenant desires it in the rented bedroom, TENANT would be solely responsible to provide and pay for all expenses related to it. Owner must be notified 1st for approval.

BASICS:

• (1) Outdoor open parking (permit) space for tenant roommate, within condo’s community
• Monthly Rent of $900 (includes water, electric, gas, trash pick-up).
• The condo’s internet signal is low in the downstairs bedroom (but can be accessed in the upstairs living area). The renter must pay their own internet service if an additional router and upgraded service is needed.
• 1st month’s rent, PLUS $900 deposit, +$50 Application & Background Check Fee. (This $50 fee for the Report is non-refundable, but a copy of the Report will be provided to you upon request).
• Room is available for 6 months to 1 year lease (flexible, depending on needs)
• Note: Condo complex does not have a pool or jacuzzi

Application: Renter will be fully vetted! Must have 3 personal references. No criminal background and No Evictions

• $50 Application / Background Check Fee. (This $50 fee for the Report is non-refundable, but a copy of the Report will be provided to you upon request).
• Must have proof of employment and reliable income
• *Application fee is not refundable. The report is purchased, therefore the fee will not be refunded if your application is rejected. Reason for rejection e.g. criminal background, evictions, lease collections, no employment verification, etc.
