About the room

  • Room Rental with Shared bathroom in Brand New Basement in a Single family home in a beautiful community with hiking, jogging, walking trails and Heritage Park! Approx. 1700 plus square feet furnished basement has three bedrooms and two bathrooms, with beautiful backyard and Patio that may be used to relax or barbecue if available. Free parking is available around the cul-de-sac.

  • Rooms may be available with different renting options, such as daily, weekly, monthly, semi-annually, or annually and contingent on availability and as outlined below. Basement has separate entrance to the basement from the back of the house with a beautiful walkway and walkup stairs from the basement. Monthly Rental

  • $800 rent per month for a room and shared bathroom

  • $850 rent for a room that has attached bathroom but would need to be shared with another renter.

  • $950 per month for a private room with private bathroom

  • Daily and weekly options are available for room rentals contingent on availability of rooms and term - For renters looking for less than a month, payment is due at the time of booking and non-refundable, if cancelled.

  • Refundable one month security deposit for monthly rental contingent on room type, is required in advance to confirm), Cancellation of short-term prior to the end of term booking, once reserved, will forfeit the security deposit.

  • Great utilities and convenience included, like electricity, water, wifi, Smart TV, microwave, refrigerator, dishwasher, washer dryer, coffee maker, kettle and other electrical cooking gadgets and options to make a meal in a spectacular kitchenette, that feels like a tranquil home!

  • Renters must keep their rooms and general space clean at all times and be mindful of other renters. No smoking or vaping allowed. All items used must be carefully operated, cleaned and maintained after each use. Room price listed is for one renter only and available for monthly, quarterly, semi-annual or annual terms. Rents will be assessed for price changes quarterly, unless a fixed term is locked in. Moving prior to end of the term without prior notification as per the agreement will result in the forfeit of the security deposit.

  • Renter must have renters insurance and will be responsible to pay for any damages, accidents to the space or damage to the walls, appliances, and other furnishings etc. There are several sites for renters insurance where you can use to get self coverage, at a very low per month to cover potential damage.

  • Maintenance inspections will be done periodically and bi-weekly or monthly deep cleaning may be scheduled to ensure space is properly maintained. General Cleaning costs will be prorated to each renter

  • Basement includes queen bed, dresser or side table or TV stand, etc. as setup in different rooms. Renters may bring their own furniture, as approved.

  • Open to clean and organized renters that are friendly, clean and cooperative / mindful of other renters. Renter should use their own grocery / supplies and lable their items if stored in common areas and ensure they clean up after themselves and keep the place clean at all times and mindful of other renters.

  • No smoking inside the house or littering outside on the backyard and patio and around the house.

  • A copy of drivers license and valid ID check and other documents required as well as a credit check and background check required prior to renting and move-in (you may visit roomies.com for ID check, credit check and background check options for a minimal cost or you could provide a recent alternative background check record, taken for jobs within the last 30 days. For background check, you may choose the “premium background check” option on the roomies website. A copy of your report will be required prior to signing of the renting agreement.

  • Security deposit one one month’s rent is required in advance to reserve the room. One month’s rent contingent on term of stay is required to confirm and book the room. Cancellation of the room after security deposit is received and 15 days before moving in or beginning of the room rental will result in 50% refund.

  • 1st month rent is required before move-in date or at the time of signing the agreement. Rent may be prorated to half month rent based on move-in date if after the 15th of a month. Thereafter, rent is due 2 days prior to the 1st of every month in advance for the upcoming month. A direct deposit authorization and a copy of a blank check, routing number, and account information is required to setup direct deposit of rent payment.

  • For daily/weekly bookings, payments are due at the time of booking and non-refundable. For weekly renting, one week’s security deposit and/or weekly rent, as applicable and due at the time of confirmation, for such bookings.

  • If renting on a monthly basis or longer at least 2 weeks notice is required, so we can ensure a smooth transition and to get the space ready before moving in and 1 month notice is required before moving out.

  • For six months renting term, renters must notify 2 months in advance if they plan to move out.

  • For annual renting term, renters must notify 3 months in advance if they plan to move out.

  • Late notice before moving out will entail non-refund of the security deposit.

  • Refundable security deposit will be returned after the cancellation notice is received within the required period, and moveout checklist requirements have been met and inspection checklist for damage or repairs is completed. prior to renting.
