About the room
The property is a nice split level with stairs. Currently, one room on the upper level is available. Large kitchen, large living area, large backyard, and two door garage. Itβs a very quiet and nice area. There is a raised patio connecting the upper level to the backyard. On the lower level, we have essentially an entire seating area available for desks and studying.
DOGS ARE NOT GUARANTEED, BUT ARE A POSSIBILITY! Part of my living arrangement here is dog sitting for the landlords as requested, so any potential dog would have to be approved on a case by case basis that requires the dog get along with theirs. There is also a caveat that having a dog adds $100 to oneβs base rent for the month.
Rent breakdown works as follows, and will be discussed with individuals to make expectations clear: per month is $500 (no dog, covers expected utility usage), $600 (with approved by landlord dog, covers expected utility usage), or $400/$500 + utilities (no dog/approved dog, unexpected utility usage).
Essentially, utility bills are covered up to $100 dollars, anything beyond that will require you to pay the difference with 500 as a base monthly rent, or 600 with dog.
Kitchen has a full fridge, oven, and microwave, as well as plenty of outlets. Living area has a gas fireplace. Everything will be furnished eventually, but the furniture will be coming from the landlords old home as they try to sell, so it will likely take a month or two to get all furnishment and utilities available for use. Laundry will be available on site after these two months or so have passed.
The bedroom available will be furnished with a bed once we have an interested renter. It has a built in midsized closet and fan, and is directly next to the bathroom with shower and tub.
About the roomies
Currently, only I (21f ku student) live here. Next summer, my long distance partner will be moving in with me. There are two other rooms. One is a guest room on the lower level, the other, my younger brother (KU student also) uses on occasion and will continue doing so.
We are a quiet but social bunch. Large parties are not going to work at all, but reasonable social gatherings are perfectly fine. Alcohol is fine for those of age, as are edible substances, but the landlords and I have agreed to prohibit smoking of any sort on the property due to asthmatic reasons.
