Young and middle-aged professionals as well as graduate students are preferred! Quite, friendly, gated, and green neighborhood. 10 minutes’ drive to Old Sac, Downtown, gym, Walmart, Home Depot, Target, Grocery Stores, 2-3 minutes to Highway 5 & Highway 80, and 15 minutes to the airport (SMF). Walking & Cycling trail right in front of the house, the path goes to Old Sac passing through American River and Sac river junction, river beach accessible by walk (30 minutes), bike (15 minutes) or car (5-10 minutes). The 2 private bedrooms ($900 Each) located upstairs are unfurnished, but I have one twin bed + mattress that I could provide to one of these two rooms if needed. I also have 2 plastic drawers to share if needed. These 2 bedrooms and the loft will share a full bathroom. There’s a half bathroom downstairs shared with guests and all tenants. The dining room, living room, kitchen, and washer/dryer room are all furnished and shared with tenants. You’re encouraged to have your own plates and silverware, but I also have some to share if needed. A rice cooker, pizza maker, blender, air fryer, water boiler, and coffee maker, plus pots and pans can be shared with tenants if they keep them clean and use them properly. Parking on the street (inside gated community) as well as on the garage entrance. Garage is currently used as storage. Wi-Fi, and utilities (electricity, gas, water, trash, recycling, etc.) are included. Propane and Charcoal Grills are in the backyard for shared use. Backyard furniture for studying, or relaxing. No smoking in the house! A pet’s approval is conditioned only if its poddy trained and friendly. Also additional rent and deposit would be needed per pet. ESAs are welcome with no extra charge, but any incident or loss caused by ESA will be charged to the tenant at the time of incident. 1st month’s rent plus deposit (same as 1 month rent) should be paid before the start of the rent and each month’s rent should be paid before the month starts. Background check and eviction history will be checked before the start of the rental agreement.
