Seeking one housemate to fill 3 connected private rooms in spacious house in Sunderland, available August 1st! Queer-friendly, dog-friendly, (not cat friendly - sorry kitties), picturesque as heck.

This is a sweet house on a fairly quiet road in Sunderland, nestled between corn fields. Sunny, great for a plant lover/gardener, with a small front porch, large back deck, big fenced-in yard with a fire pit, and parking for your car in the driveway.

On the first floor is the kitchen (dishwasher! double sink! ample cabinet space!), living room w/dining table, full bathroom, and washer/dryer. The second floor has three rooms (one of which will be yours) and a second bathroom. You’ll have the whole third floor - it’s a finished attic divided into two rooms. All three rooms have decent closets, and there is additional shared closet space in the common areas. Your rooms come unfurnished, and some of the furniture in the living room will be leaving, so you’ll be welcome to add to the space.

The house is in close proximity to North Amherst Center/UMass (about 10 minutes), Hadley (15 minutes), and Northampton (about 20 minutes). Closest PVTA line is R31 and is about a 5-10 minute bike ride from the house.

Rent is $825 per month plus utilities, which include internet, electric, and propane (note that heating three floors does spike utility cost in the winter). Water, lawn care, snow removal, and trash pickup are all covered by the landlord, who lives next door in an attached apartment. He’s a very nice guy who is responsive when issues arise but is never meddling. First, last, and security are required. My current roommate is leaving a month early, so you would technically be subletting for the first month, then signing a year lease beginning Sept 1st. The landlord is offering $75 off your first month!

This is a pet-friendly home. The landlord will need to approve any pets, and will require an additional deposit. Smallish dogs are more likely to get approved. And unfortunately I am severely allergic to cats.

About me: I’m 38, white, able-bodied, neurodiverse, trans/nonbinary/queer. I’m still new to this area and enjoying it so far. As a roommate, I’m chill and nice and respectful, and I value those qualities in others. I really appreciate good communication. I enjoy being social with roommates, but also need time to myself. I work remotely so I am home much of the time, but there’s a lot of space and privacy to be had here. I am still covid-cautious and fully open to working with your needs around safety.

About my dog: Lenny is an 8-year-old dachshund-beagle-something. She loves you already. She’s about 20% bouncy 80% sleepy. She has separation anxiety so I bring her to dog sitters if I’m going to be gone for long periods. If you’re a dog lover who’s interested in an occasional pet sitting gig, or a dog/pet haver who’s interested in trading pet care, that would be great!
