UPDATE: We have rented out one of the rooms so we are currently looking for a good fit for the second room. We are looking for a clean and respectful room mate for 750/month all bills included. Pictures have been added after remodel was completed this week.

Our home is a California split-level, and we’re offering the entire lower level as a private living space for rent. This basement “apartment” includes two bedrooms, a full bathroom, and a cozy living room area—giving you a comfortable and functional space that feels separate while still being part of our home. The only shared feature downstairs is the laundry area and will be respectfully shared.

We are renting the space at $750 per room, with the requirement that both rooms be rented together (ideal for friends, siblings, or roommates looking to share a space). However, if you’re a single tenant interested in renting the entire basement on your own, we’re open to offering a small discount—just reach out and we can discuss what that looks like.

We’re also excited to share that starting Memorial Day weekend, we’ll be making upgrades to the space, including the addition of a brand-new kitchenette and updates to the bathroom. The future tenant(s) will be the very first to enjoy these improvements. The kitchenette will feature a full pantry, fridge/freezer, and prep counter space equipped with a microwave and air fryer. For larger cooking needs, you’ll still have access to the oven, sink, and dishwasher in the upstairs kitchen.

Our home is located on a quiet residential street with a central location that makes it especially convenient for students attending Whitman or Gonzaga. Public transportation is also easily accessible, with a nearby stop offering quick routes to Division, making it simple to get around Spokane.

We want to be upfront that, out of respect for our current tenant and the ongoing updates, we are not able to provide photos just yet. We will be happy to share photos once the current tenant has moved out and construction is fully completed. In the meantime, we’re committed to clear communication and making sure you know exactly what to expect—no surprises.

Pet Disclaimer: We do have three dogs in the home. They are friendly but also protective and will bark to announce arrivals. Ideally, we’re looking for tenant(s) with similar awake hours so that the dogs’ activity doesn’t disrupt your sleep—though this is not a deal breaker, just something we want to be transparent about for your comfort. Our home is pet-friendly, and we’re happy to consider tenants with cats, as the basement can be fully closed off with its own door and we have a privacy gate at the top of the stairs for safe separation. If you have a dog, we’re open to discussing it on a case-by-case basis to make sure it’s a good fit for everyone.

My partner Tyler and I (Timm) have happily called this house our home for the past 13 years, along with our three dogs. We’re excited to open up our basement space to someone who’s looking for a comfortable, welcoming place to land.

We value a calm, friendly home environment and are hoping to find someone who enjoys a quieter space, is respectful, and feels at ease around dogs. We feel our place a great fit for someone who isn’t looking to host parties but instead wants a relaxed, home-away-from-home atmosphere.

Because of our location, the house is especially convenient for students attending local universities, and they are absolutely welcome—though we’re open to anyone who feels like a good fit for the space and vibe.

As members of the LGBTQ+ community ourselves, it’s important to us to share our home with someone who is affirming, inclusive, and aligned with those values. Creating a safe, respectful, and genuinely welcoming environment is something we care deeply about.
