About the room

Hello there. I’m looking to rent out the 2nd unfurnished, unoccupied bedroom in my exquisite 2 bedroom/2 bathroom apartment (see attached photos). Located in West Boise about a mile east of the Village at Meridian, this centrally located brand new 4th floor apartment has access to numerous amenities and features including a state of the art gym, enormous pool and spa as well as a pickleball court. The unit itself is 1077 sq. ft. and fully furnished aside from the spare bedroom, which is currently being used as my work at home office (see photo). The bedroom is relatively spacious (13’0 x 11’0) and contains an attached closet (see photo) for your use. You also have your own bathroom (see photo) a few steps outside of your bedroom that should serve all of your needs. The apartment contains high speed Internet, DIRECTV in both bedrooms (the spare bedroom also has a large Sony flat screen TV for your use) in addition to a contraption called a SuperBox in the living room which gets thousands of every type of tv channel and movie you could ever think of for free. The unit further contains energy efficient stain steel appliances, quartz countertops, a full sized front load washer & dryer and a private balcony/patio on the top floor of the building that looks northeast towards downtown Boise and its beautiful backdrop. Trust me when I tell you that the apartment is extremely nice.

Rent is $950/month plus 50% of the utilities including TV/Internet. TV/Internet currently cost $188, the electricity bill typically costs $40-$60/month, and water/sewer/trash typically cost $35-$45/month. In sum, your half of the utilities should run you $132-$147 for a grand total of $1082-$1097/month (including the $950 monthly rent). There is no security deposit but there is a $75 Transfer Fee for purposes of amending the lease, which I’m willing to split with you. Moreover I am currently on a 1-year lease that runs through 9/30/23. Ideally if everything works out and you don’t plan on any significant life changes in the near future and would like to continue living together, I’d like to sign a new 1-year lease at the expiration of my current lease. Based on current pricing on the apartment complex’s website as well as the state of the economy, I believe that this next lease will definitely be cheaper than than the current one. Please note that the complex will run a credit and background check on you. Lastly you can move in at your earliest possible convenience but no sooner than June 1st. If there’s anything I’ve forgotten we can discuss it if/when you come over to look at the space. I should be extremely flexible with respect to my availability whenever you want to check everything out. I look forward to meeting you.

I’m a laid back, educated middle aged professional male that doesn’t take life too seriously aside from the important things like family, friends and sarcasm. I’m currently working from home but that’s likely to change in the next few months. With respect to a prospective roommate, you need to be clean and respectful. I’m extremely clean and take pride in the cleanliness of the space within which I live. You cannot be a cigarette smoker but it is nonetheless a 420 friendly living space. You don’t need to be perfect, nobody is, but you need to be kind, honest and respect our shared space.
