I am subletting my furnished ~20m^2 room w/ porch in the Mission Hill / Fenway / Longwood area from June until the end of August as I am graduating and will move back to Germany. 🙆‍♂️

Key facts:

• Fully furnished, all you need to do is move in
• 4 Bedroom apartment w/ nice roommates (1 more room will be sublet, the other roomies are Mexican and Puerto-Rican)
• <5min by foot to Harvard Medical School, Boston Children’s, etc.
• <10 min by bike to Northeastern, Berkley College of Music, Wentworth, etc.

Rent & Fee Breakdown

Monthly Payments: $1,275

• $1,175 Rent (total rent is $4,700; you pay 1/4th)
• ~$100 utilities (these vary on a monthly basis - so far, it’s never been more than $100. It includes internet (always $17.50), gas, and electricity. Water is paid for by the landlord. You’ll pay these separately to my roomie Rob)

One-off payments up front: $790 (depending on move-in date)

• $290 Broker Fee (we paid $1,175 for the full 12 months. You’d be paying 1/4 of that (move in June).
• $500 Sublease Fee (we have to pay the Real Estate Agent a $1,000 sublease fee to add you to the lease. We’ll be splitting that 50:50).

Refundable payments up front: $1,175

• $1,175 security deposit (1 month rent - this is also what I paid the realtor. If you don’t break anything major in the apartment, I will refund you the entire amount :))

There are currently two other roommates living in the flat, and the third one ist TBD (room also being sublet). One roomie (Andrey) is Mexican, and he works full time. Rob is from the DR & Puerto Rico and also works full-time in a hybrid mode, i.e., he’s home some days and in the office on others. :) Overall, the apartment is very clean, and we respect each other’s schedules and all!
