University Terrace

The rental cottage is located behind the owners’ home and is not visible from the street, giving privacy and security to the tenants. It’s located within walking distance from the University of Nevada and is across the street from Whitaker Park, where street parking is available. The private entrance walkway leads to the patio outside the cottage front door. The 500 Sq. foot cottage is beautifully furnished, complete with full bed, standing cedar closet, sofa that pulls out into a full-size bed, coffee table, desk and chair, overhead lighted fan, kitchenette with refrigerator, sink, coffee maker, microwave, new air-fryer oven, new hot plate, kitchen table with 2 chairs, and an extra folding chair if needed, large buffet cabinet for storage, and access to laundry room from the cottage.

The owners’ home is shared by David and Suzy Valle, and their two dogs. No other people live on the property. The cottage was previously used as a music studio and guest house and has never been rented previously. David and I are both retired. David was in gaming throughout his working career. Suzy worked in gaming for 22 years before moving into education for 20 years before retirement.
