A REFUNDABLE DEPOSIT FEE of $250 is REQUIRED. If it helps, I can accept half of the Deposit fee in the amount of $125 to be paid off upfront and then the remaining Deposit of $125 can be paid off within 15 - 30 days of living at your new residence.

A ONE-TIME NON REFUNDABLE MOVE IN FEE of $150 is REQUIRED.

Shared Areas - Bathroom and Kitchen ONLY.

N.B: The Living Room is NOT Available for Use at this time.

MUST HAVE A CLEAN BACKGROUND CHECK. NO FELONIES.

MUST HAVE A VERIFIABLE LEGITIMATE FULL TIME JOB WORKING AWAY FROM HOME.

Rent is Due on the 1st of every month and by latest the 3rd paid through Cash or Cash App.

Late Fee on Rent after the 3rd is $150.

A Notice to Vacate HAS to be Issued on Rent Due Date when paying rent between the (1st and the 3rd) of the Month Via Text Messaging stating that your payment of Rent for that month will be your last and you will be moving out at the end of the month. Moving Out Has to be Completed by the Last Day of that Same Month.

Only 3 minutes away walk to the Marta bus stop and 7 minutes drive to either Chamblee or Doraville Station.

Plenty of Major Hot Spots All within a 2.5 mile Radius.

HOUSE RULES:

1. NO Loud Music, Yelling, Foul Language, Door Slamming, or any other noise that disturbs other residents is permitted at any time.

2. NO Smoking Inside the House.

3. NO Illegal Drugs in the House or on the Property.

4. NO Excessive Drinking of Alcohol that Amounts to Bad Behavior that Disturbs other House Residents.

5. NO Harassing or Disturbing other House Residents.

6. NO Overnight Guests.

7. NO Prostitution in the House or on the Property.

8. NO Pets Allowed.

9. NO Accumulation of Newspapers, Food, Garbage, Flammable Materials, Bodily Waste, or other Debris in the Rooms.

10. NO Damaging of the Property or anything inside the Home.

11. NO Walking Around Naked in the House Especially in the Common Shared Areas of the Property. Residents may not dress “topless” or “bottomless”, or wear anything that exposes their private parts like underwear (intentionally or not).

IF ANY OF THESE TERMS OF AGREEMENT & HOUSE RULES ARE BROKEN, YOUR STAY AT THE HOUSE COULD BE TERMINATED IMMEDIATELY WITH THE TENANT BEING REQUIRED TO MOVE OUT IN 30 DAYS.

N.B:

1. Please Contact me ONLY when You are thinking about Coming to See the Room within 2 hours of us communicating.

2. Also be prepared in the sense that if you do end up liking the room, THEN and ONLY THEN Will You Close the Deal at that time and so BE ID READY and HAVE PAYMENT READY so I can hand you the house key.
