We have 2 rooms opening in our 3bed/1 bath Baker Beach apartment in the Presidio. Attached you’ll see a floor plan of the apartment along with square footage.

About the apartment/community

• Wood floors throughout
• Tiled kitchen and bathroom
• Two gas heaters
• Large windows with views of the beach and woods, very green and peaceful
• Dishwasher, dryer, stove, full size fridge
• Friendly neighbors all around us
• Safe community
• Communal washer/dryer room across the way (compatible with the Pay Range App)
• Bus 29 and the PresidiGo bus stops down the street
• Across the street from Baker Beach

Rooms

• Room A $1,268 - 11’ x 11’. Two windows, one facing West and one South, views of the forest and ocean. One small shelved closet outside of the bedroom in the hallway included.
• Room C $968 - 9.6’ x 9.6 ’. One window facing North, views of the Marin Coast. One large closet outside of the bedroom in the hallway included.

Move in Dates/Leasing Terms/ Move in costs

• At least 6 month lease, the official lease is until 7/2024. If you are able to find someone to replace you on the lease you can vacate early.
• Room A is available for a June 11th move in date. Potentially could be available June 1st.
• Room C is available for a June 1st move in.
• Room A move in would be June’s full rent or prorated rent + $1268 deposit
• Room C move in would be $1,936

Utilities/Communal Costs

• Assigned parking spot included with this apartment unit rotated between the rooms monthly. $150, this includes the parking spot and 3 parking passes for the street. Street parking is a breeze to find.
• Roughly $60/month per person paid to the Presidio for Electric/Water/Sewer
• Wifi ~$40/month per person
• PG&E ~$30/month per person = $180/month per person
• Roommate who currently lives here purchases communal goods (toilet paper, paper towels, soap, ect.) She will send venmo requests when these purchases occur monthly (~$10-$20/month).
• Considering a maid service 1x a month. This can be discussed.

• Clean, tidy, respectful, kind, and mindful of their roommates
• Preferably no pets but open to a cat. $50/monthly pet rent.
• Doesn’t work from home full time
• Lives a peaceful and balanced life

About your roommate:

• Female, late 20s
• Full time Sommelier at Saison, consistent work schedule of 1PM - Midnight Tuesday - Saturday
• No pets, loves cats!
• Spends the weekends exploring the city with her boyfriend and friends
• Pilates/yoga enthusiast
• Very organized and big empath
• Favorite band is No Doubt and desert island drink is Champagne
