About the roomies
Hi Iβm Jay R. the owner, Iβm a Tax Accountant EA, working for a CPA firm and my own practices. I live in the house by myself and one other roommate. There is one room available for a professional adult.
Does not matter if male or female but must be clean and respect each otherβs space.
The house has two bathrooms, one to be shared by two tenants, and the other is in the master bedroom which I occupy.
Currently I stay at the house with one other grown adult roommate who also works allot. There are no children or couples living in the house, so no drama.
Looking to share the space with one other similar roommate that can appreciate the quite and relaxing ambience.

- All utilities included; Electricity (up to $75), Gas, Water, Trash. Internet and security alarm monitoring.
Disclosure regarding Electricity; It is expected that the electricity will increase by each roommate by $75 when used on the normal circumstances. The electricity has been tracked on the monthly and daily basis to establish the normal amount of electrify usage. The roommate is responsible for covering any overage of electricity usage. Overage will occur in circumstance like if the roommate works from home and runs a room air conditioner for most the day. This will cause spikes that are not included in the inclusion of utility cost included in the monthly rent.
No pets, no smoking in or outside the house, no gatherings.
No couples!
No overnight stays (exception for children visiting on short term, Example; Children visiting every other weekend due to divorce).
Security deposit is fully refundable and not to be used as last months rent. Deposit will be refunded, upon exit owner will review the room and determine if the room is in the same or better condition than when the roommate moved in. Normal wear and tear is acceptable. However, holes, broken window or other such type of damage is not and security deposit will be deducted to repair such damages. Cost to make such repairs will include parts and labor costs. Labor rate is $200 an hour.
Rent is due in full on the first of every month. First month may be pro-rated if roommate moves in at mid month with the following monthβs rent due on the first of the next month and thereafter.
