Veronica's room

I will be taking over the rental my ex has been in so I am looking for a roommate who can qualify with income, credit and background check through the property management company. They are aware I’m looking for someone to share the property with.

The house is located in the Sunridge Community in Rancho Cordova at Canyonlands Dr and Big Meadow. The bus stop is right across the street and not too far from the Park. It’s a 4 bedroom, 2 bathroom, 2,000 sq ft house. I will have 2 rooms available that have a shared bathroom in the hall, no smoking unless its outside. It’s pet friendly as I have a dog and 2 cats that usually hangout in my room. I will be in the master with my 2 boys and their half sibling will have a room for when they are over.

Rent is subject to change due to it will be a new 1 year lease agreement currently it’s 2,500 with a potential $200 increase w/s/t is a set amount and utilities will be split. Ideally I’d like to rent out both room’s together than to individual people. The large room is set to 1,000 and 900 for the smaller room if rented individually. Both rooms together would be split all rent and utilities in half. Security deposit is the same as the rent amount.

I work from home full time for a medical company and have been there for just over 10 years. I have 2 boys (5 & 8) and my bonus kid (17). My ex and I share 50/50 custody so the kids are over 2 nights a week (W&T) and every other weekend. I have a medium dog that is a rat terrier puppy. He’s scared of everything but will eventually get use to you. I also have 2 cats that hang out in my room. Snickers is skiddish so she hides in the room the other cat, Mustachio is super chill but don’t let his diaper stash have you fooled, he will try to steal your food.
