Room for rent in a nice, peaceful neighborhood near downtown Modesto.

The room is small and for one person only. It measures 8 feet across by 11 feet long including closet. The ceiling is 9 feet high, making it feel more spacious. No overnight guests allowed and since I already have two cats, I will not be able to accept any other pets.

The kitchen use is limited. You are welcome to use the microwave, and toaster but no extensive cooking as I don’t cook very often either.

You will have a private entrance and rent includes all utilities and high-speed Wi-Fi. Rent will be $625 per month with a $400 security deposit. Rent is due on the first of every month.

You must be fully employed with a clean rental history. A background and credit check will be done prior to move-in. If you move in during the month the rent can be prorated.

I am a 57-year-old female and this is my house. I have a part-time job at a nearby downtown restaurant. I have two sweet Siamese cats who stay outside most of the time and will not cause any trouble. I also have two adult children that do not live at home.

My mother lives nearby and comes to visit every few weeks for a couple hours, but other than that I don’t have many visitors. I am looking for somebody who is mature that respects my space.
