**no couples, I am only renting to individuals

The room I am listing is roughly 12ft x 18ft and utilities and internet are included in the price. This room is currently unoccupied and I’ve just been using it as storage for several months. I don’t have an HOA which means street parking is allowed, AstroTurf in the back yard, hard wood shed for storage, and the house is fully furnished.

There are two windows in this room as well as 2 vents because this room use to be 2 single rooms before the wall separating them was removed.

I have Cox Gigablast and the house has LAN ports in every room. I don’t allow smoking or pets and I have everyone sign contracts. I don’t typically enforce rules unless its necessary but I rather have general guidelines in writing beforehand. I am willing to be flexible on some things depending on what the situation is, for example I allow one of my roommates to keep 2 pet bunnies in his room so long as they are kept in his room.

Currently I have 2 roommates, one of which is hybrid and work from home most days out of the week but he typically stays in his room most days or goes out during most the week when he’s not working.

My other roommate is going to be moving out to be with his girlfriend and he will only be here until mid September. He’s a security guard who is finishing up school at ASU currently, he also stays in his room most days when he’s not working. Both my roommates are big gamers so its why they stay in their rooms a lot, but they don’t cause me any issues.

This is my primary residence so I also live here. I take care of most house issues myself given that I am the sole owner of the house and I also act as the landlord. I take care of most of everything to minor repairs to cleaning the pool and spraying for bugs.
