About the room
I have 2 rooms available at the time of posting this. One is a Master bedroom about 10x12ft for $950 per month, utilities included and the other is roughly 12ft x 18ft for $1000 utilities also included. no HOA which means street parking is allowed, I have a pool that I’m getting fixed at the moment, AstroTurf in the back yard, hard wood shed for storage, and the house is mostly fully furnished.
I have Cox Gigablast and the house has LAN ports in every room. I also had a water softener installed when moving in as well as solar panels. I don’t allow smoking or pets and I have everyone sign contracts, I don’t typically enforce rules unless its necessary but I rather have general guidelines in writing beforehand.
About the roomies
Currently I have a friend renting from me who is finishing school at ASU. Works his own schedule and typically spends a lot of time gaming in his room. We typically game a lot, but I typically go out and socialize most of the time when I’m not home. This is my primary residence and I am the sole owner of the property so I take care of the property as best as I can and I’m hoping to use rental income to accelerate my investments into this house.
I got burned by a tenant recently who I just had leave so I am doing background and credit checks and ensuring tenants are generally responsible people. I do month to month leases and I am fine to renew every month so long as tenants don’t cause issues for the house or household. I am flexible on some rules and I am willing to negotiate, like my current tenant raising a pet bunny that he keeps in his room.
Admittedly I am somewhat disorganized and its something that I’ve gotten better at as I don’t like to subject people to my messes and that I also have people over from time to time. That being said I’m not as strict on cleanliness and I’m not going to get on people for not cleaning up right away, but I don’t want pests and insects in the house or to constantly clean up after others if messes start to build up.
