Greetings, my name is Nathan and I’m looking for a new roommate to take the available room at my place. I’m not the owner, but a renter that has called this spot home for quite a while. The lease begins and the room is available on July 1st 2026 and go through June 31st 2027. As per the landlord’s lease agreement, there are no pets allowed and no smoking. Rent here is $3,000 total. In prior years, former roommates and myself have worked out agreements for the tenant in the master bedroom to pay a slightly higher share of rent. While that will not be a guarantee, it is something I am open to.

This is a 3 bed 2 bath house in the South College Heights neighborhood. The location is very hard to beat, being a short drive or bike ride away from campus, old town, etc. It has a large front and backyard, a spacious kitchen, and a nice living room/dining room. It has one master bedroom with its own private bathroom and a walk in closet. There’s two other bedrooms and a single bathroom that would be shared between roommates in said rooms. The place is fully furnished in all the common spaces, with a fully outfitted kitchen that contains lots of food/appliance storage, a washer/dryer, and a nice backyard & patio. There is a 2 car driveway for parking and plenty of room for street parking directly out front. The garage is utilized for storage and workshop space. The house has central heating/AC. Tenants are responsible for mowing the lawn and some other basic yard maintenance. Utilities/internet/trash charges are roughly $130 per month on average. I am planning on switching the WIFI to Fort Collins Connexion which should lower that bill a decent bit each month.

As for me, I’m 29 and a graduate of CSU. I work full time, but spend most of my free time riding bikes, cooking, and seeing live music. I have been renting here since 2018 and have been fortunate to live with a rotating cast of friends over the years. I’m hoping to find a like minded individual(s) of similar age to move in. A similar aged grad student or other professional would be preferred. August is the second roommate here. He also works in the bike industry and spends his free time riding bikes. This place being my home base for all this time has really made it feel like a home and I think that comes through in how I treat the place. I routinely take care of cleaning and doing common chores, so I would value folks that are like minded in that regard. I often play music in the house in the evenings, but I always try to keep volumes respectable in the later hours. I’m out of the house for a great deal of time, but I tend to really enjoy my time spent at home.

Our landlord does require prospective new tenants to pass a background check and requires a co-signer on the lease. 1st months rent, last months rent, and the security deposit are all due before move in (total of $3,000).
