Want to live in a big house with professional men at a fraction of the cost?

An unfurnished private room is available for rent for $900 a month plus your equal contribution for utilities and amenities. Your share for that will be $150/mo flat ALL inclusive - no more no less. It makes it easy to budget for everyone, while I, the homeowner, take care of extra costs even when the electric bill alone runs up to $500+ in a month. I’ve been renting rooms at my house since 2018 and this approach has worked the best for everyone.

The available room is a private bedroom with a shared bathroom in a BIG 2-story 6 bedroom and 3 bath house with 3k+ sqft. The private bathroom is shared with only 1 roommate and has a big vanity, lots of counter space and storage, a toilet and shower, and is connected to your room with a jack and jill bathroom floor plan.

No long-term commitment. Month-to-month contract. 30-day notice before you leave is all I ask. First-come-first-serve for availability. Only 1 tenant per room - no exceptions.

Location:

The house is in the beautiful, quiet, and safe neighborhood of The Islands located in the heart of Gilbert, AZ. This is a very desirable location in the most livable town in Maricopa County. Gilbert has also been named the #1 best place to live in Arizona with a crime rate that is 60% lower than the rest of the state and an A+ score in area amenities and a livability rating of 87 out of 100.

Downtown Gilbert is 3 miles away. Downtown Chandler is 4 miles away. Downtown Mesa is 7 miles away. ASU Tempe Campus is 11 miles away. Old Town Scottsdale is 16 miles away. Downtown Phoenix is 23 miles away.

Living Conditions:

• Single occupant per room - no exceptions • No smoking (including 420) • No alcohol abuse (you can drink just not abuse) • No ilegal substances • No pets • No random overnight guests • No self-hosted parties or large gatherings (this is not a party house) • Must honor and respect quiet hours that are from 10 pm - 10 am every day of the week • Must be CLEAN in common areas + private quarters • Must treat the home as your own, with integrity and respect

What’s included in your monthly rent?

• One unfurnished bedroom - make it your own style without painting or hammering on walls (mounting a TV on a non-shared wall is OK) • Bathroom shared with 1 roommate with a big vanity, lots of counter space and storage, a toilet and shower, and is connected to your room with a jack and jill bathroom floor plan. • Standard size wardrobe with plenty of space for your clothes • Room size is about 14x12 or so • All utilities (high speed wifi internet, electricity, water, sewer, garbage, and recycling)

You’ll also have access and permission to use all common areas that include:

• Full-sized pool, 2 TVs hooked up with Roku, fully stocked kitchen and convenient appliances, living and dining rooms. • You’ll have access to all needed kitchenware, in-house washer and dryer, dishwasher, and street parking for 1 car per tenant only • You’ll be assigned an equal and fair amount of freezer, fridge, pantry, and extra storage place for your food and belongings.

Outdoor amenities of the house include:

• Year-round pool (professionally cleaned for you every week) • Yard games (horseshoes, etc.) • Gas BBQ grill and canopy bar • Surround system • Firepit and hangout area • Outside lounging area

Community amenities include:

• Lake views and lots of green grass • Lake use for fishing, kayaking, or canoeing • Sand volleyball • Bocce ball court • Basketball court • Playground • Community dock • Picnic area with tables and charcoal grills • Gazebos • Walking/running trails (4 laps per mile) • Etc.

Easy access to Hwy 60 to Phoenix or Tempe, Hwy 87 to Mesa or Chandler, and Hwy 101 to Scottsdale. Located close to Frys Plaza, Bayshore Plaza, Islands Plaza, and Oasis at The Islands. Within a 5-mile radius, you can find 13 groceries, 20+ local restaurants for food and drinks, 23+ retail shops, 27+ coffee shops, 21+ fitness centers, and 19+ parks.

Banner Health Center is less than 3 miles away. GoDaddy is 3 miles away. Isagenix is 6 miles away. Chandler Fashion Center and Offerpad are 7 miles away. Dignity Health, Keap, Campus Logic, and Intel are approximately 8 miles away.

Requirements for applicants:

• Working men are welcome to apply. • You must have a full-time job and provide proof of employment through pay stubs, a certified job offer, OR proof of college enrollment and financial aid with a qualified guarantor who signs the lease with you. • Recommendations from previous landlords are required. • Applicant must consent to and pay $50 towards a third-party Credit/Background check at the time the rental application is submitted. If you can’t pass a credit/background check please respectfully save your $50. Yes, everything statewide and nationally will come up in your report. • Due at the time the lease is signed and prior to the move-in date is $1050 for the first month’s rent ($900 towards the room + $150 for utilities and amenities). • Plus a refundable security deposit of $900. • Plus a one-time non-refundable cleaning deposit of $150 (this deep cleans the room and bathroom after you leave). • Rent is due on or before the 1st of the month (Rent will be prorated if you move in after the 1st. Both monthly rent and utilities/amenities are due on or before the 1st of the month). • Total move-in cost is $2,100 and is due the day the lease is signed and prior to the move-in date. This includes your first month’s rent ($900 towards the room + $150 for utilities and amenities), a refundable security deposit of $900, and a non-refundable cleaning deposit of $150 (please note that the total cost will be less if you move in after the 1st of the month because the first month’s rent will be prorated).
