A new 3,000-square-foot home offers one cozy room to rent with the following amenities included in the rent (i.e., no extra charges). Join a house of young professionals.

  • Surrounded by million-dollar-value homes in the new River Edge development of the River District of Fort Worth (76114). The new development is entirely safe, quiet, and inspirational. The home is situated right along the Trinity River.

  • Bi-weekly house cleaning service that includes common area cleaning, bathroom cleaning, dusting, and optional vacuuming of occupied rooms.

  • Walking path directly onto the Trinity River trail (among the most scenic and secluded sections of the city).

  • All utilities are included! This includes AT&T fiber internet (the fastest available in the city) with a mesh network throughout the house to support high-level usage.

  • Massive kitchen and common spaces in the house. The kitchen offers pots, pans, and other shared items for those who enjoy cooking.

  • A yoga room complete with a washable workout rug, zen lights, and water fountain (a mat is available to housemates).

  • Multiple large cabinet areas and closets for storage.

  • Washer and dryer in the house available for use at any time.

  • The owner pays a monthly HOA fee which helps maintain the aesthetic shrubbery and walkway areas around the house. This also helps attract quality neighbors who have a vested interest in curating a high-value community.

  • Free parking on a seldom-used (and newly paved) street a few paces from the house.

  • Just down the street in walking distance is Salsa Limon and Heim BBQ. Down the street from the house are the chic Hotel Otto and Gemelle (restaurant), which are internet-prominent attractions for upscale tourists and an enjoyable eatery to have two minutes from the house. A high-end gym and yoga studio are also within three minutes or less of driving distance on White Settlement Road.

IMPORTANT INFORMATION ABOUT RENTING

  • The room is considerably SMALL (approximately 400 square feet) for a house this large (3,000 square feet) and will most comfortably fit a queen mattress. There is a modest closet in the room, but there is plenty of extra closet space in the hallway outside of the room and in other areas of the house.

  • The house has four private bedrooms. Two of the rooms are occupied, and two are available for rent. The occupied rooms include the owner–a 37-year-old (male) who is a professor at TCU–and a renter in their late 40s (also a male) who is a professional artist and manages high-level musical acts (often traveling). Both are quiet, independent, and amicable.

  • There are no televisions permitted in common spaces. Any projected noise from media or devices must be in the privacy of a renter’s room. The house is calm, quiet, and peaceful, often conducive to reading or light conversation [or even meditation or yoga, as one of the common areas is designated for such (not featured in the pictures)].

  • Guests of renters are not allowed prolonged stays without the consent of the owner.

  • Thermostats are kept at a reasonable temperature (often around 72 degrees during the day and slightly cooler at night), and are not adjustable for renters.

  • All renters will undergo a background check or preliminary requirements that screen for the following: no criminal record, sufficient credit score without a record of negligence, proof of employment, proof of funds to ensure renter solvency, and past landlord references if needed.

  • All renters will be on a standard Texas lease contract, typically offering an initial six-month interval which then automatically goes to month-to-month. A security deposit equivalent to the first month’s rent is required.

  • The owner has the discretion to reject candidates who are not approved by existing renters (amicability, respect for property, and respect for possessions are unwavering priorities for all applicants).

  • Any key provided may not be shared. Any replicas of keys require the consent of the owner.

  • All monthly rent payments require auto-draft (i.e., an automatic bank payment, wire, or transfer each month).

  • The house has four bedrooms and 3.5 baths. There are two vacant bedrooms available at the time of this posting. Each will be rented for $900 and will share a full bathroom, but there is also a powder bathroom (a “half-bath”) available downstairs to ensure a bathroom is always available at all times. The shared bathroom has plenty of cabinet storage and two sinks. Thus, there are essentially two toilets and three sinks available for two renters, which ensures no stopgaps in bathroom usage. The other rented rooms each have private bathrooms, so there will be no sharing need with them.

  • The bathrooms are furnished with a shower mat and a shower screen to ensure water does not go beyond the intended bathtub area. The renter will be responsible for any toiletries, shampoos, and conditioners. Hand soap and toilet paper are initially provided (a “welcome gift” for convenience), but once the initial stock runs out, the renter is responsible for their own purchases. The renter is also responsible for their own washer/dryer detergent or other materials associated with laundry (other than the machines which are available for use).

  • A washer and dryer are available to all housemates, but tenants are responsible for washing and tending to their own clothing. The bi-weekly cleaning service does not do laundry. Carpet vacuuming of rooms is optional with the cleaning services.

  • No pets of any kind are permitted.

  • The common areas are furnished.

  • No smoking of any kind is permitted. Cigarette smokers will not be considered, even if they claim to never smoke indoors. The second-hand smell lingers and is not desirable nor permitted in the house. Undetectable vapes are potentially permissible but would need to be completely out of sight of other renters.

  • The private bedrooms are NOT furnished. Thus, the renter will need to furnish their own bedroom.

The house owner is a professor at TCU. He is a 37 year-old male who spends the majority of his time reading and exercising. The other roommates are a law student and a high-end music manager. There are 4 bathrooms, so there will always be a bathroom available to all renters at all times.
