I am going to be renting out my master bedroom/walk in closet, and private bathroom fully furnished in a two bedroom condo in Ladera Ranch. I am a single mom living with my 12 year old daughter. My daughter is very kind and respectful, an honors student, does not play an instrument.

I would like a professional, single woman, as no men will be allowed to visit or stay. No smoking, including marijuana. No drugs. No one stays the night over and you must talk with me before visitors come by (so it is arranged when my daughter is not here). No heavy drinking, but obviously within reason is fine.

The upstairs has the bedrooms. The master bedroom comes furnished with queen sized bed with storage underneath, a full dresser, 2 nightstands, a walk in closet, and big screen tv mounted on the wall.

Parking is on the street. There are a couple parking spaces in front of the condo that if you want to rent from Ladera, you would pay an extra fee straight to them.

Ladera Ranch has amazing amenities that you will have access to; Basketball courts Tennis and pickle ball courts Volleyball courts Hiking trails Clubhouses Disc Golf Course Parks Picnic Areas Lots of green space 10 pools Hot tub Splash pads/water park

I will conduct a background search. Please have good references from previous places lived. I have had roommates before with great success. We became friends quickly, had dinners together (only if you want). I am a very easy going person and find zero trouble getting along with others. I just have to be more vigilant since I have my daughter with me.

Rent will be $1,200/month. Security deposit is $800. This includes all utilities; water; gas; electric; trash pickup; internet; We have streaming services on the Roku in the living room but do not have cable. If you want cable, that will be your responsibility.

I would prefer to start with a 6 month lease but would love to extend it for years, as long as we are all enjoying living together.

We have 2 cats. They are extremely loving, so you must not be allergic to cats, and love animals. I’m sorry but I cannot accept any other animals since we have the cats. We are a very peaceful household and we are gone 80% of the time. I work a lot while I do not have my daughter and lots of play dates outside of the home when I do. Full use of the kitchen, fridge, appliances, washer and dryer, and kitchen equipment is available to share.
