Rent is $650 usd monthly which includes Pge/Wifi/household maintenance. There is a $700 refundable security deposit, for a total move-in cost of $1350.00. This is a 12 month sublease. I am seeking a longterm roommate.

This is a one bedroom/one bathroom apartment, you would rent the private room. I occupy the curtained off livingroom, so shared spaces are the kitchen and bathroom–both were fully remodeled in December 2022.

Muni lines, 5 Fulton, 31 Balboa, 38 Geary, 18 Stonestown provide reliable transportation. Street parking is plentiful.

No regular overnight guests, as I work at keeping this livingspace a calm, clean, place to live.

No smoking/no vaping, no recreational drugs of any kind (No 420 allowed), no heavy drinking or partying allowed. This apartment is kept clean and you must keep the room clean, free of excessive clutter and habitable, and clean your messes in shared areas.

49F, I am private and spend most of my time in my room. I have a tuxedo cat, no other animals are allowed. I have asthma and respiratory issues, so no smoking/vaping or excessive burning of incense allowed.

Once a month, I have a friend over to play boardgames, but rarely have guests other than this.
