LOCATION: Lawrenceville, GA Close to 316 at 120

COST: $800/month + utilities (could be up to $150) $1,300 deposit -one months rent plus deposit due before move in -rent is due 5 days before the first of the month -half utilities (gas, electric, water, spectrum cable, and trash/recycling) -Before moving in, there is a mandatory credit/background check that will cost the applicant $40.00 and it is non-refundable.

ABOUT THE HOUSE: Shared spaces: small kitchen, dining room, large sitting room; all shared spaces are fully furnished (including dishes, utensils, and cookware), back patio, one off street parking space available (you must always leave one space for me), and washer and dryer available for use. The house is on septic, so that comes with rules for flushing; and I’ll need to flush a treatment down once per month via your toilet. I keep the thermostat at 66 (heat) in the winter and at 78 (a/c) in the summer. I will either clean the common spaces once every two weeks, or hire someone to do it (but it is expected that you clean up after yourself in the shared spaces). No pets are allowed.

ABOUT THE ROOM: It is unfurnished, about 12’X17’, with a 9.5’ reach-in closet, and a private full bath, all on the first floor; new carpet and paint.

ABOUT YOU: Clean, respectful, considerate, and quiet

YOU MUST: • Clean up after yourself • Pay rent and bills on time • Smoke outside • Have your own cutting board (if you prep food)

THINGS TO HAVE TO SPEED ALONG THE PROCESS: • proof of employment/income • ID • recent credit report (one available free per year at annualcreditreport dot com) • three references (past landlords/past roommates)

SOME HOUSE RULES (based on experience): -Please don’t be an alcoholic (someone who drinks is different than an alcoholic). -If you have OCD or prefer a specific scenario (such as, frequency and type of cleaning) please make that known up front. -Your guests can’t be in the house, if you are not in the house with them. -If you are bringing someone into the house (or someone has stayed overnight) please keep in mind that I am not expecting anyone but you to be in the house; so, just give a heads up before I am surprised by them. -Please don’t eat my food without first asking or being offered. -Noise: please be considerate of my sleep schedule (I’m usually in bed by 10pm, and up around 6am). -Please don’t put me in danger by being careless about basic security and safety. Make sure doors are locked and there are no fire hazards. -Please do not move any bugs in with you and you/your stuff. -Please keep illegal activity out of the house. -Guests: I don’t want a 3rd roommate; so, if you have a guest, and they’re doing things that a guest doesn’t typically do, they’ve gotten too comfortable. If you have a significant other, they will be limited to one night per week for sleepovers. -The walls are thin, so please consider that. -Don’t adjust the thermostat -Tenant’s and their guests must not flush anything down the toilet that is not a fluid that comes from the human body, with the exception of toilet paper (no wipes!), and baking soda and/or vinegar (for cleaning)
