APPLICATION, LEASE, TERM, AND FEES Note: Before being invited to submit a rental application, a pre-screening questionnaire will need to be completed and the property manager will schedule a follow-up telephone call if necessary to verify applicant details.
Application Fee: $35 per person for background check (18 and older). All persons 18+ years old living in the property must complete and submit to a background check.
Security Deposit: Equal to 1 month’s rent ($1,500).
Application Turnaround Time: 3-5 business days, dependent on how quickly required information and feedback from your past landlord(s) and/or references is received.
The first tenant to pay the deposit and pass the background check will have the opportunity to move forward with a lease agreement. You must be approved to submit a deposit.
Lease Length: Begin with 3-month lease with option to extend up to a year
It’s important to us that your new home is in tip-top shape and 100% ready for you to move in. Please allow up to 3 business days after your lease signing for final property inspection, cleaning, and move-in preparation activities (in most cases).
Company Policy - Common Reasons for Denial: Evictions or eviction filings in the last 5 years. Certain criminal convictions in the last 10 years. Credit score below 600. Combined gross monthly household income of less than 3x rent ($57K/year). Income is combined for multiple applicants. About the roomies
Landlords live in a separate condo above the studio unit. Tenant will have their own entrance to the property and won’t be required to enter through the main condo unit to access their private bedroom and bathroom.
