Hey there! I’m an artist (30) looking to fill the Primary Bedroom/Bathroom & a very special Japanese Tea Ceremony room + full bath in my Sawtelle bungalow! 2b/2b

The Primary is extremely spacious & has a large vintage blue tile bathroom with walk in shower & heated celling fan! It also has a large window that gets a fantastic amount of sunlight at all hours of the day! (AC Unit in picture is not included). Massive closet, with two giant floor to ceiling mirrors as sliding doors.

This house is super super special and has an entire formal Japanese Tatami tea ceremony room adjacent to the primary with it’s own hallway, full bathroom, tea stove & french doors that open to the back yard & garden! It’s an amazing vintage oasis that feels like its own house! A perfect office that is spacious enough to host as a guest room & essentially has a separate entrance!

I’ve lived in this house for over 7 years! All the communal areas & kitchen are fully furnished & stocked. My current roommate who is moving out is a full time musician and over the past 5 years has utilized the Tea Room as a studio & office. I am looking for someone who is requiring both a bedroom and a separate space to live/work in. I occupy two small rooms off the front of the house (Bed & Office) that do not share any occupying walls with the other Bedroom or Tearoom.

This is a super coveted property in Sawtelle proper. 90% of the residents on my street alone have lived there for decades! Open Rentals are hardly ever seen. The neighborhood is an absolute gem & has amazing walkability! The house is an 8 min walk from Sawtelle Blvd. that has over 30 restaurants on it in just a 5 block distance! 3-5min drive to Ralphs, Trader Joes & two amazing Japanese grocery stores. Via the Exposition Bike Path you can get to the beach on a bike in 20 min! My neighbors on both sides of the house are great people and we often hangout with each other in our respective yards!

The house is a Mid-Century style bungalow with foyer, dining room, kitchen, living room, back patio and a very sizable back yard with 4 different fruit tree’s in it (Persimmon, Persian lime, Tangerine & Orange) ! Hardwood floors through the entire house. There is a detached outdoor garage that I have converted into a Studio/Outdoor living room/communal work space. In unit Washer/Dryer. Dishwasher & garbage disposal. Free driveway parking & very available permit parking on our street out front! We have weekly landscapers that tend to the lawns & trees.

The best part about living with with me is I am GONE all the time haha I work from home & travel very frequently for work. While I am working creatively at home, I do that in my office or the outdoor living room! I am looking for someone who is seeking space to live and work harmoniously! No Couples. I am very big on cleaning the house to a standard that allows us to maintain its cleanliness. I like to cook, but simultaneously very conscious of keeping any communal space, especially the kitchen, organized so we’re not picking up after each other. It is a whole house & yard so it takes a large level of responsibility to keep it maintained, but it is equally rewarding in doing so! Please be a recycling forward person. We have separate trash, recycling & compost!

I love hosting friends, dinners, bon-fire’s in the yard! Again I am usually working on very non-traditional schedules that sometimes include nights, so I’m very conscious about communicating when we are having people over & if that is alright or not! The house is huge too so it really feels like a single level duplex in some ways! I have an active garden and if you have any green thumb inclinations it really is so special to have an outdoor space with great sunshine to host all kinds of plants !

There is a formal qualification & application process with my landlord/mgmt company. They are very very helpful and there are no weird specifics other than proof of active income, credit & that no pets are allowed.

Tenants who are seeking longterm rental will be given priority over anyone else.

I am a filmmaker & I own a vintage clothing store! I would like to think of myself as compassionate, respectful and down to earth! The only thing not down to earth about me is that I’m physically 6 feet 5 inches off the ground! (I’ll put that jar back on the top shelf for you! haha) I am constantly on food/drink/live music exploration, I’m a night owl and love going to the beach after work to catch the sunset ! I am seeking the open minds of other worldly people from all walks of life & background. I am passionate about the house being a sanctuary to retreat to after long day, but also a forum for friends, conversation, meals & an occasional disco in the yard! )’(
